SPECIFICATION SHEET FOR SIGNAGE
Prior to filing your application for a Certificate of Appropriateness, Please contact
Gloria Urenas, the Town's Zoning Enforcement Officer, at 862-4036 to discuss
the amount of signage allowed for your building, as well as any other Town Sign
Code regulations which may affect the sign(s) you propose to install.
Even if you are applying for the same amount of signage as was previously
existing on your building, the laws may have changed since that sign was
installed.
Once you have applied to the Hyannis Main Street Waterfront Historic District
Commission for a Certificate of Appropriateness for signage, you may apply to the
Building Department for a temporary sign permit. The wilding Department can
provide all information regarding the temporary sign permitting process.

Please note that the Working Drawings by Rob Kendall, Architect, dated December 09, 1998,
revised latest issue dated May 3, 1999 for the above Proposed Renovation of the formerly Asa
Bearse, now Pastiche,Hyannis,MA,have been reviewed and engineered by this office, and are
shown in plans previously submitted to you as S-1 and S-2.
Rough frame observations were performed throughout the structural modifications. Further
structural framing requirements are constructed as of this date. Therefore,the structural framing
requirements are complete as of this date, and it is recommended that this inspection be passed.
Submitted herewith are Addendum Sketches:
• SkA 1 Footing Detail for Timber Handicap Ramp
• SKA-2 Bathroom and Handicap ramp, and Library Roof Beam

Dear Mr. Kendall
At your prior request, I met with you at the above captioned commercial project on October 28,
1998,for the purpose of addressing the structural integrity of the commercial structure,in
1 accordance with the Structural Requirements for Existing Buildings,Massachusetts State Building
Code, 6th Edition, Section 3408.0.
EMiect Understanding [See Attachment at end of report.]
The existing building is a wood framed structure comprised of six building sections:
• 1 (2)two-story gabled roof front(facing Main Street),
' • 2 a one-story flat roof front(Bistro area),
• 3 a center one story flat roof section(facing the Hyannis Library through to facing Pearl
Street),and
• 4 a two story trussed rear section,which was joined to the center section with
• 5 a glass roof enclosure, and
' • 6 several low roofs at rear, consisting of a gabled structure(originally a garage), and a sloped
roof with an exposed porch shed roof.
It is understood that portions of the existing main two story gabled building(front/rear)was
' constructed around 1840.
1 The present Owners intend to maintain the footprint and reuse the structure for the same purpose
of the most recent use, a restaurant and lounge, leaving all interior partition walls unaltered. It is
further noted that the structure has been vacant for about a year. Also of note is that the extent of
' the scope of work is anticipated to exceed 50%of the value of the existing structure.
On November 02 and 03, 1998, a Field Investigation, in accordance with the Massachusetts State
' Building Code, 6th Edition, Section 3408.2.1, was conducted. Subsequently, an Evaluation of
Existing Buildings, in accordance with the Massachusetts State Building Code, 6th Edition,
Section 3408.2, was performed. The conclusions,of the structural evaluation follow.

The wood front porch, architectural columns, and trim are all deteriorated and require removal
and replacement or restoration. it is understood that on November 09, 1998,the Owner obtained
a building permit for the purpose of addressing this condition.
Structural analysis was performed on the roof framin at the Bistro area(2). Observation of
Y p g
conditions involved destructive exploration, and revealed that the roof framing cantilevers over
ithe 6' porch area, and that the porch columns were not on concrete footings. Calculations were
performed on the roof cantilever,which substantiated the requirement for a roof beam at the end
of the cantilever. The architectural columns will be reused for architectural requirements, and the
' end columns will be founded on concrete piers,to 4' below grade, in accordance with the
Building Code requirements. Engineering sketches detailing the structural requirements were
provided to the Contractor to facilitate this effort.
The front roof was analyzed using a live load of 100 psf, for study purposes, and determined
' unable to sustain additional load, without additional framing.
The exposed porch shed roof at rear(6), has isolated wood deterioration, and requires
replacement of the deteriorated wood only.
Roof Framing [Structural Exhibit B]
The roof framing over the gabled portions will remain unchanged. Roof timber framing observed
appeared in sound condition,both in the front gabled area(observable via a full attic area),and
the rear trussed area(observable from the interior).
. The center portion, where damaged and presently having water leaks, will require repair. This

may include sistering the timber framing elements,providing pitch to allow proper drainage, etc.
The conditions are hidden presently. While the center building will be re-roofed due to the
present leaking problem,the Contractor will be required to expose the framing at that time, in
order to determine to what extent the framing has been damaged. At that time a structural
analysis, including an interstory drift calculation,will be performed in accordance with the
Massachusetts State Building Code, 6th Edition, Section 1512.2. The effect of the weight of
mechanical equipment on the framing will also be determined.

' It is anticipated that a portion of the front,rear, and center section(3)will require reroofing, and
consists of over 25%of the roof covering of the entire building. Compliance with Section 1512.1
will be enforced.
' Foundation and Slab-on-Grade
The front foundation wall is constructed with a 2'8"wide concrete buttress wall in the full
Nbasement portion below building section 1. This portion of the foundation has been well
maintained, and in good condition.
The existing foundation, especially the exterior perimeter walls appear in sound condition, and of
adequate strength for the building loads. The slabs-on-grade are in sound condition,with minor
hairline cracking. This condition would also indicate that the soils provide suitable bearing
capacity in the area of the site.
One corner of the building section 5 slab-on-grade was observed undermined. Repair requires
filling the corner,with either structural fill or concrete, or both in a slurry.
1 There are some observed temporary intermediate foundation supports, such as dry laid concrete
block piers,which will be discussed in the next section, as this condition relates to the first floor
framing requirements.

Fast oar Framing [Structural Exhibit C
Observed conditions include wood girts with temporary supports in the front. Some members
were twisted out of plumb due to the overloading. Fir joists, 2 x 8 @ 16"o.c. were calculated
and determined to be unable to sustain the present requirements for live load. The live load
requirement for Assembly, moveable seats, is 100 psf, in accordance with the Massachusetts State
' Building Code, 6th Edition, Section 1606.1. The maximum span for these joists is therefore
about 8'0".
The solution is to add framing,either timber or laminated veneer lumber, engineered to span
between existing sound foundation elements, such as the perimeter foundation walls. A plan
indicating the scope of these specific areas is required, in order to provide repair to the first floor
framing. It is further required that abandoned HVAC piping be removed in order to maximize the
allowable span. This has been done in the rear lounge area(4) [Structural Exhibit DI. The 2 x
' 8 joists are joists are sistered and can span about 11'0".

Some areas where the floor is not level were observed using destructive exploration. Structural
soundness was verified, for example at the center section(3)bar area, where the floor was
constructed out of level(a concrete pier created a bulge in the floor). Also,the ramp from the
center dining(3)to the lounge area(6)has some deterioration [Structural Exhibit E].
However, the grade is within inches of the underside of the built up floor. Structural safety
' therefore is not in question,however, consult with the Owner regarding providing the
replacement of this small area, as well as consult with the project Architect regarding issues of
bathroom relayout or insulation is recommended in order to determine the replacement
' requirement of this area.
1 Second Floor Framing
The second floor layout will remain unchanged, and unavailable to restaurant clientele. The
condition of the second floor rooms appears sound. No structural changes are required to the
1 second floor for the present project.
Horizontal Load Resisting System
The building is made up of perpendicular timber shear walls. The quantity of perpendicular
components provides the resistance against horizontal load.
' As portions of the first floor framing will be repaired and added to,the attachment of these shear
walls to the foundation will be reinforced due to the installation of the new work.
' �chitectural Changes
Any architectural addition, such as second floor egress components,or changes such as enlarged
bar shelving, new HVAC components,bearing wall removal,etc. will require additional structural
' analysis for the affected structural components.
Conclusion
The above information provides you with the minimum requirements for maintenance of the
structural integrity of the above captioned commercial structure. Should you have any questions
