A.public hearing before the Commission was duly posted and notice sent to all abutters and interested parties in accordance with MGL Chapter 40C. At the hearing, after consideration of the testimony given and materials submitted by the applicant and members of the public, the Commission found the proposed building additions and alterations and' window and door replacements, as specified herein, appropriately contribute to the historic character of the Hyannis Main Street Waterfront Historic District. The Commission considered the shape, scale, .design, materials, and construction of the proposed additions, alterations, and window and door . replacements and found them to be.appropriate.for the protection and preservation of the district. Based on these findings,the Commission voted to grant a certificate of appropriateness subject to the following condition(s): 1. All site work shall be completed in accordance with the plans entitled 599 Main Street Proposed Renovation Elevations prepared by Fine Line Architectural Design dated 11/1/10 and submitted with the application dated November 24, 2010, along with notations,exceptions, and specifications stated herein: 2. The following additions were approved for the "restaurant"building, historically known as the Campbell house: a. The design fora covered porch, extending 20 feet in front of the existing building, 121h feet ;high at its peak, and 24 feet in width. The open,unenclosed porch consists of a gabled'roof (material db/d), supported by simple columns, and a bead-board ceiling. .An entry portico, designed to substantially match the existing portico on the front of the house, shall extend beyond the covered porch. The addition of the covered porch shall result in the removal of 200 Main Street,Hyannis,MA 02601 (o)508-862-4665(f)508-862-4784 Y the existing portico and will require repair of the soffit; existing crown molding shall be preserved to the greatest extent possible. The existing handicap ramp shall be removed. The existing entry stairs will remain, with necessary masonry modifications. b. An addition to the west(right)elevation,.25 feet in length and 6 feet in width, with a shed roof(material t/b/d). The addition shall include five new 42"x68"windows, as further -specified in condition#5. c. . The roof shall extend beyond the 25' addition to cover the first existing entrance on the west side of the building. The existing stairs at the side entrance shall be removed and replaced with a handicap lift. d. A 64"x 36"take out window and shelf is approved for the west elevation, with a new set of steps,per plans. 3. The following additions and modifications are approved for the"middle"building(also referred to as the"yellow"building): a. The addition of an entry portico to the center section of the building'per plans. b. Revised fenestration,including removal of four 60"x 60"display windows. The front elevation shall include two new two-panel entrance doors, two new single-panel entrance doors, and three new windows on front elevation; left elevation shall include new 42 x 68" window and new entrance with 9-light door. All doors and windows shall be designed per approved plans. 4. The following additions and modification are approved for the"end"building(also referred to as the blue building): a. Addition of approximately four feet to left side of the building to accommodate relocated entrance,per plans. b. Revised fenestration,including removal of two 60" x 60"display windows and installation of a new two-panel entrance door and four 42 x 68" windows. All doors and windows shall be designed per approved plans. 5. Window replacements shall be made per plans. Windows shall be Andersen 400 Series Divided Light(with interior and exterior muntins)in Colonial or Modified Colonial designs. Exterior window color shall be Forest Green. 6. Door replacements shall be made per plans. Doors shall be Andersen doors, Divided Light of the following designs: 9-light, two wide/four high, or 6 panel. Exterior door color shall be green. 7. New aluminum gutters, standard profile, are approved. 8. All new siding and building materials shall match existing adjacent materials, in both material composition and design. 9. The existing brick patio and alley shall be preserved to the greatest extent possible. 10.
