Stop Work Ordered posted. • No one responded to knock on doors. • Sent property owner notice of violation for the apartment over the garage on 4/24/2013. • Found Mr. Olson promotes himself as a real estate broker specializing in the purchase of foreclosures. • Numerous attempts to arrange a site inspection were attempted,.canceled or postponed. Finally, Mr. Olson arranged for his"gardener to let us in. • We met the "gardener" at the appointed time and he admitted us to the segregated ' apartment over the garage. • The "gardener" stated he came down to go fishing and this is where he stays. • The unit contained a food prep area, full bath, living'room and separate bedroom. • The unit did not have the required two means of egress for a unit per the state building code. • The bathroom was significantly deficient of proper headroom as required by the. state code. • The thermostat was behind a locked acrylic case. • We photographed this unit. • Although the"gardener"had a ring of keys, he claimed to not have keys to the main house. • Issued citation for reconfiguring single family home into more than one unit. BAR 74049. Found responsible on 8/16/13. All policies of such insurance and all renewals thereof shall be in form acceptable to the MORTGAGEE, shall contain a Mortgagee Clause similar in character to the New York Standard Mortgagee Clause, shall be made payable in case of loss to the MORTGAGEE as its interest may appear and shall contain an endorsement requiring ten(10) days written notice to the MORTGAGEE prior to cancellation or change in the coverage, scope or amount of any such policies.
