As you are well,aware, this area was recently re- zoned as part of the comprehensive re-zoning of downtown Hyannis area. Part of that re-zoning requires a Design and Infrastructure review under Section 240-24.1.11 B which requires specifically a design review for conformance to appropriateness of the scale, placement, materials, design and detail of buildings. The plans submitted dated February 15, 2011 have been reviewed and found not to meet the design requirements. The issues with.the submitted plans are: 1. the large blue facade at the front of the building running along the gutter line needs`to,be eliminated: 2., the signage needs to be reduced to the 50 square foot limitation. 3. the large entrance facade needs to be lowered to allow the existing roof gable to be exposed. Unless these changes are incorporated into the design, a permit will not be able to be issued. If you require additional information, please do not hesitate to contact me.
