Anderson - RE: Status Inquiry-3 Units LOCUS: 45 Ridgewood Ave,Hyannis ZONE: SF Single Family Tenant, John Hodgson(508-737-3358) called to inquire about the status of this property. The property has 2 buildings a SF and a second building (constructed 24 yrs ago according to the caller) with two units. He lives in the upper unit of the rear building. He stated there used to be only three tenants in the upper unit. After the property conveyed (about a year ago)the new owner installed additional tenants for a total of 6 in the same space that used to accommodate 3. John Hodgson advised that he pays his rent to RAF RE Enterprises at PO Box 1003, Mashpee. He reported Sergi to be his contact and provided the following phone number to reach him: 617-820-1525. John noted issues with: • A missing CO detector from last April, trash pick up (landlord does not provide) • Holes in the screens (LL refused to repair or replace).\ .. • Bedbugs—(landlord says its up to the tenants) I forwarded this information to the Health Division. 10/8/2014 Researched deeds and old plans. Found the two structures to be attached and on a single lot(see photos). BC to review file to determine whether or not they are entitled to 3 units and should be designated as non-conforming.
