The Property is presently in an RB zone requiring one acre of area, 100 feet of width at the building line, 20 foot setback and 1.0 foot side and rear yard setbacks. The Property is also in a WP Well protection overlay district and must meet the requirements of that section (3-5 .2 . 7) of the Barnstable Bylaw. f The Property is therefore presently nonconforming as to area and width but has the protection of both chapter 40A, section 6 of the zoning act and section 4-4 .2 of the Barnstable Bylaw from increases in the dimensional requirements .
