Hyannis Ma. 02601 OWNER/ CONTRACTOR AGREEMENT THIS AGREEMENT, made this 5 day of December, 2005 A.D., by and between Mr. Jad Mormon, hereinafter called the Owner, Gary R. Stubbins, hereinafter called the Contractor. For the consideration hereinafter named, the said Owner covenants and agrees with said Contractor, as follows: FIRST. The Contractor agrees to perform all work necessary as in his proposal of 19 November 2005, attached as"A", to replace all sheetrock in the bathroom, install new install a white 59"Royale tub wall kit , number 101602-000, over the existing tub,remove floor covering, fix sub floor, install linoleum, case window in plastic trim and prime the walls. The bid price does not include the cost of the vanity, base cabinet,toilet or sink. The Contractor agrees to install the cabinets and the fixtures that the homeowner purchases. Owner is also responsible for any cost accrued while renting equipment. The Contractor also agrees to replace all the sheetrock on the walls in both bed rooms. The ceiling will be strapped and new sheetrock will be installed over the existing sheetrock. The Owner has chosen a smooth finish for the ceiling texture. The walls will be primed white. The baseboard and windows will be cased in #2 pine. The Contractor is not responsible for staining woodwork, insulating walls or any electrical work. The Contractor also agrees to install baseboard and case five windows and four doors in the living room and kitchen area. The air conditioner and pull down staircase will be cased. All wood work will be#2 pine. The casement around the pull down staircase will be painted white. Bid price does not include staining any wood. SECOND. The contractor agrees to promptly begin said work as so as notified by said Owner, and complete the work as follows: Complete all work proposed in exhibit`B" in a timely manner. Projected finish date'is 4 weeks from the start date as noted by date of contract. Completion time frame will be adjusted by the actions of sub-contractors, time delays due to special purchases, or inclement weather. ITEMS NOT INCLUDED IN CONTRACT: Electrical or plumbing work. FIFTH. Extra work or changes under the contract will not be recognized or paid for, unless agreed to in writing before the work is done or the changes made. To do all the projects at one time the total for the bid is$4530.00.The bathroom portion came to $1400.00.As we discussed,I will install any cabinetry and fixtures but,because of the price differential, you will have to purchase the items yourself. So obviously I did not include them in the bid.The Bedroom came to$2450.00.And finally,wood work in the living room and kitchen came to$680.00.We can do one project at a time or all at once.The only delay we will have is the tub surround take about three weeks to get in once ordered.
