The designer for the addition was Ken Saddler and he thought his design would meet the current requirements for an Addition of this type. This property has been in the I-Eller family for years and I am a year round home owner. I want this attached addition to house my cars and have direct access into the house for safety, especially because I am the only one on the street in the winter: I have been through the Town.Conservation process and I will be giving up my existing Detached garage per the Conservation requirements. The room above is for my personal use and not as a separate rental. The stairway is needed because T currently have no traditional stairway access to my 2nd floor for furniture distribution and we couldn't figure out how to get a stairway inside the existing borne due to space. Plus I have no easy access or existing width to get me out of the 2nd floor of the house in a stretcher if I needed-to be rescued. Based upon our review the addition follows along closely to the Mass.AWC Checklist for Compliance and the WFCM 110 MPH Exp.B Guide. By construction this will be a fully sheathed garage. As such nailing,attachments and proper sheathing layouts will require final checks to ensure compliance to specified framing and nailing requirements. For common construction items; rafters,walls,headers and floors we used the Guide. For the non-Guide and Clip.3 Methods I switched to an Engineered Design 1AW Para.5301.1.3 in order to address the large beams and the front wall of the garage. Byway of summary general requirements include:. a.All plated-over&rafter seat cuts require Simpson H1 hurricane ties ' b.For connections at the bearing ridge the rafters require Simpson LUS28 hangers&LSTA18 strap ties c.The front garage wall will be portal framed IAW the APA Narrow Wall Bracing Method. The key here is the continuous spanning header beam which extends beyond the jack posts by 23"+each way. APA prescriptive requirements are included in the plans d.Anchor bolt spacing varies and is identified on the checklist. In order to get the 7"embedment length a minimum 10"bolt is needed for the single sill plate condition. e.The beam and connection framing for the Loft includes BC-CalCTM checks for the solid stick. The 2„d floor steel beam requirements include thru-bearing for all beam posts. Caps&bolting needs are shown The Checklist for Compliance along w/plans and details are attached.
