and the Lessor fails to proceed diligently to cure such default,
the Lessee may give the Lessor twenty (20) days notice of in-
tention to end the term of this Lease, and thereupon at the ex-
piration of said twenty (20) days, the term under this Lease
shall expire as fully and completely as if that day were the day
herein definitely fixed for the expiration of said term, and the
Lessee may quit and surrender the demised premises to the Lessor
free of all liability. The Lessor shall remain liable to the
Lessee for its default and all damages incurred thereunder.
The provisions of this paragraph are in addition to any
other right or remedy which may be available to the Lessee by
law.
18. SIGNS BY LESSOR;
The Lessor may at reasonable times and so as not to inter-
fere with the quiet enjoyment of the demised premises by the Les-
see, enter to show the premises and building to others, and at
any time within three months next before the expiration of the
term of this Lease, affix to any suitable part of said premises a
reasonaable notice for letting or selling the said premises or
building.
19. VALIDITY OF LEASE;
If any provision of . this Lease shall be deemed to be void by
any Court of competent jurisdiction, then such determination
(
Page 11
shall not affect any other provision of this Lease, all of which
other provisions shall remain in full force and effect; and it is
the intention of the parties hereto that if any provision of this
Lease is capable of two constructions, one of which would render
the provision void and the other one of which would render the
provision valid, then the provision shall have the meaning which
renders it valid.
20 . LEASE AS COLLATERAL FOR LOAN WITH PRIOR WRITT
PROVAL:
It is further agreed that this Lease may be assigned to a
bank or banks as collateral for funds advanced by the bank or
banks to the Lessee for alterations, etc. to the buildings on the
demised premises. The Lessor agrees that it will, at the request
of the Lessee, execute any instrument deemed necessary or desir-
able to give effect to any such assignment and hereby irrevocably
appoints the Lessee, his attorney or agent in fact to execute and
deliver any such instrument or instruments.
Page 12
21 . SECTTON TITLES:
The titles to the sections of this Lease have been inserted
only for the convenience of the Lessor and the Lessee in refer-
ring to the provisions hereof, and are not a part of the terms,
conditions and covenants. Each section will be construed ac-
cording to its text without reference to the title.
