Centerville Proposed Porch Renovation - 283 Long Beach Road-Narrative To whom it may concern, The proposed scope of work includes the removal of existing porch and patio and replacement with a new porch and patio. New porch will include upper balcony per plans submitted. Presently, the existing porch and patio are in disrepair and are structurally unsound. The concrete patio and foundation are crumbling and falling apart due to inadequate maintenance over recent years . The porch roof and columns are in poor condition including leaking roof and decaying wood in several areas. The proposed porch has been designed using 14" square columns with low square bases and Doric style capitals. A wide simple frieze with cornice and a low- pitched roof are also proposed, all common elements of the Greek Revival style architecture. The columns and all trim shall be Azek pvc and rails shall be square with full 14 /2" thick square ballusters . All trim shall be painted white. Finally, it is our opinion that the new porch will be a significant architectural improvement to the home' s exterior facade. The existing porch roof is 20 feet above the patio and is not in proportion to its own dimensions or the structure to which it is attached. At this height, it provides no shade or protection from the elements whatsoever. The beam and frieze is lacking sufficient depth that would be typical of a Greek Revival structure. Its decaying wood is also covered with unsightly aluminum siding. It is in proportion to the structure and would be much more usable to the homeowner. It is also a bit more appropriate for the style of Cape Cod architecture that is typical of the neighboring homes while still incorporating elements of Greek Revival style.
