Dear Members of the ZBA,
We are writing to you in regards to Appeal No. 2021‐063, O’Neill / Dunbar Point LLC. This appeal asks to change
the property line between 689 and 697 Scudder Ave., Hyannis Port. As abutters to these parcels, we have
examined the appeal closely. We have found some errors in the application and staff report which need to be
corrected. Additionally, we have a question arising from the Recommendations section.
Please note on the Application Form: In answer to the question: Is the property in a designated Historic
District? “No” has been checked. This property is in fact in a designated Historic District.
Please Note in the Staff Report under Background: The subject property is not located on Irving St in the Hyannis
Port area. There is no Irving Street in Hyannis Port.
Please be aware that the property located 697 Scudder Ave. is currently for sale. We wonder how this
application goes forward if there is a new owner in addition to Mr. O’Neill?
Under Suggested Conditions: We strongly support the accessory structure to be relocated to 689 Scudder Ave.
