HomeMy WebLinkAboutPlanning Development Couto's Memo 2022 Supplemental Staff Memorandum 2022-033 and 034 Couto’s Realty Investment/Dunkin Donuts Zoning Board of Appeals Members, In advance of the Public Hearing for Dunkin Donuts, addressed 751 West Main Street, staff would like to follow up to provide additional information and materials as defined below and attached to this document. Request for Peer Review In accordance with Massachusetts General Laws Chapter 44 Section 53G and the adopted Zoning Board of Appeals Rules & Regulations, the Board can make a vote to procure an outside consultant to conduct an assessment of the submitted traffic study. A draft Scope of Work for the Peer Review is attached to this document for further review. Should the Board seek such vote, the motion should be as follows: Motion: Per Massachusetts General Laws Chapter 44 Section 53G and the adopted Zoning Board of Appeals Rules & Regulations, the Board votes to hire an outside consultant to conduct an assessment of the submitted traffic study and of the site with a particular focus on vehicular and pedestrian circulation and potential traffic safety measures. The applicant shall bear the cost of the Peer Review and the Zoning Board shall defer consultant selection to Planning & Development Department staff. Discretionary Referral The Board may wish to consider referring the proposed redevelopment to the Cape Cod Commission as a Development of Regional Impact (DRI) due to impact to traffic and transportation network.
