The subject property is located as shown on Assessor's Map 188,Parcel 067 addressed as 1371 Bumps River Rd.,Centerville,MA in a Residence D-1 Zoning District. 2. .The new dwelling is a"reconstruction" of the existing'building but the reconstruction is not an intensification in that the existing structure and proposed new structure will remain a three- bedroom, single-family dwelling. 3. The proposed new dwelling,although larger than the existing dwelling conforms to today's required setbacks although the lot does not meet the minimum lot width requirement,it is grandfathered. The proposed new dwelling does not intensify the nonconformity with respect to the structure's location or use on the lot. 4. Although there is an intensification in building on the nonconforming lot with the proposed new construction,it will not be substantially more detrimental to the neighborhood than the existing dwelling. Decision: Based on the findings of fact,a motion was duly made and seconded to grant the permit for the demolition and reconstruction with expansion of a single-family dwelling on an undersized non-conforming lot. The reconstruction shall comply with all setback requirements except lot width and is subject to the following conditions: 1.
