Attached is the portico plan with the notation that it will be four(4)feet in length toward the street. 3. The house is in the RC district with a required frontyard setback of twenty (20)feet. 4. I understand that the original wood-frame home was substantially damaged in a fire and was declared a total loss. The home was razed with the intention of re-using the existing concrete foundation. One section of concrete wall in the attached garage area was damaged during the demolition process. Additionally,you wish to add a bump out for a proposed conventional fireplace/chimney chimney assembly on the other end of the home. The proposed home is a conventionally-framed Contemporary Colonial- style structure. You have provided me with plans for the project prepared by Gene Anton dated October 18, 2006, and a measured sketch of the damaged wall. In my view,the concrete can be easily repaired. You should drill and epoxy grout#4 rebar dowels into the existing concrete a minimum of 7" at a spacing of 16"on center, staggered to the inside and outside of the wall. One#4 bar should be run continuously for the length of the repair. The existing concrete surface should be treated with a latex-based bonding agent prior to placing the new concrete. The new concrete should not be allowed to freeze and should remain covered with a plastic vapor barrier for a minimum of 10 days,to allow for substantial curing to take place. The addition of the chimney bump out is uncomplicated. I recommend that you install four#4 dowels drilled into and epoxy grouted evenly spaced vertically where new wall pour meets the existing wall and four#4 dowels at the footing level also. Bonding agent is not required or practical due to the presence of bituminous damp proofing. I have prepared the attached sketch to show the details of the repair method. In my opinion,the foundation repair can safely accommodate the loads of the proposed home, and will meet the structural requirements of the Massachusetts State Building c7 Code, Sixth Edition.
