This is a new building requirement not imposed.on the vast majority of previously constructed homes in the area. I understand the intention of increased energy efficiency, however, the home is already constructed with double pain energy efficient windows, 2x6 construction and R 30 ceiling and R 21 wall insulation, and a tight new fireplace flew system. - I have elicited bids from a number of fireplace companies locally and the cost of such an enclosure for a .masonry fireplace is approximately $1,500.00. The cost is high in this case because the fireplace is custom built and requires a custom enclosure. The expected energy benefit is minimal in relation to this high cost. Even at a generous estimated savings of 30.00/annually, it would take 50 years to pay off this additional cost. This $1,500.00 is in addition to the approximately 20% additional cost of building to meet the requirements for coastal construction set by the new 2009 building code home. Spending $1,500.00 in addition to the already-extremely high cost of building to current code, with very little expected return on investment represents a financial hardship. In light of this hardship I respectfully request the Appeals board to consider granting a variance for the glass enclosed fireplace in this home.
