308 , Page 23 abuts the property at issue . Lot 2 was conveyed to
John J. Delaney, Trustee of Delaney Realty Trust on June 28 , 1985
by Deed at Book 4608 , Page 236 recorded on July 2 , 1985 .
Delaney sold to Ralph A. Asselta by Deed at Book 4837 , Page
339 , dated and recorded December 11 , 1985 . In a deed of many
lots at Book 7279 , Page 152 dated August 29, 1990 and recorded on
August 31 , Mr. Asselta conveyed Lot 2 to David B. Jaroff, who by
dated March 4 , 1993 , recorded at Book 8537 , Page 45 recorded on
April 23 , 1.993 deeded the lot to Ronald R. Sikora, the present
owner.
Based on the above chains of title and my research at the
Barnstable County Registry of Deed, Lot 16 , Curlew Way, was last
held in common ownership with any adjacent land on July 1.0 , 1970
and has been held in separate ownership from all adjacent land
through April 8 , 1994 , the last full day of my research.
Copies of all plans and deeds referred to in this opinion
are attached.

Dear Mr. Crossen:
This letter is in response to your request made during our telephone conversation
yesterday relative to content and usage of a building addition nearing completion at my
residence at the above location.
On the ground level, the addition contains an additional garage stall adjacent to the
original one car garage. The second floor level contains a single additional room which
includes the loft space over the original garage plus the space over the new stall.
Dormers on both the front and the back increase the attractiveness and usable space.
The new room is a multi-purpose room which is basicly an office and den, but includes
the functions of TV room, library, sewing room, project room and exercise area. Because
access to the room is through the master bedroom (via a four foot arch as specified), the
new room together with the existing bedroom form a master bedroom suite. The new
addition DOES NOT include any additional bedrooms. The total bedroom count remains
at three, all of which are included in the original structure.
I would welcome you or your designee to come view the house. I think you would have
no doubt about the proposed use and function of the new space.
