Re-framing around the old stairwell has resulted in loads from a valley rafter missing a Versa-Lam beam by on joist bay. The joist has severely deflected. Over the joist where the valley rafter crosses add a stud. Remove the strapping below, run a stringline and jack up the sagging joist. Sister to the joist a 1.76"x 9.6"Versa-Lam beam run from the interior bearing wall to the outside wall. Glue&nail along the top&bottom flanges then remove the jack and re-strap. 3. Support Header for Door 24: Plans call for a transom window to be placed over this pocket door unit. The problem is getting a low-profile header to carry a very heavy oak and glass sliding door. This unit will weigh about 226 lb. As discussed(and presented in an SK) install an inverted C3x6 standard steel channel. The channel needs to bear on standard&side facing KD-SPF jack studs. The door track needs to be bolted to the inside face of the channel w/1/4"stove bolts. Once clear of the opening the door track can be supported by the wood header. 4. Study Room Ridge Beam: Original plans called for heavy 6"x 8"king-posted collar ties spaced o/c. Do to a change in space use omission of these members is desired. Further, as drawn there is to be a gable walled mechanical space at the West end of this roof/attic construction. Total removal of all ties and the mechanical space(if so desired)will overload the 3.6"x 14"Versa-Lam ridge beam however all of these items are not needed. Here are some possible forms of ties; •3/8"cable ties 9'0"off of the floor Q.6'4"o/c. Study Room chance of Use-Ridge Support&Joist Checks: The new use of this area[Space 2141 is private library. Bookcases will be added to the interior mechanical separation wall and along the outside walls. Part of the design review will be to add some span reduction help to the ridge beam. Linear bookcase stack loads will be taken at 126 lb/If. Prepare the frame as follows: a. Cut-back the mechancial deck and install a 3.5"x 9.5"Versa-Lam in-line w/the rear of the stack wall recess. Align the beam so that a continuous 1/2"CDX plywood diaphragm wall can be constructed from the bottom of the beam to the ridge beam b.Stiffen the front of the stack wall 2/2"x 10"s w/a 3rd 2"x 10". glue&nail c. Frame a gable wall over the 3.5"Versa-Lam, providing a double jack stud beneath the ridge beam. Apply to the continuous face 1/2"CDX plywood run horizontally. Install solid 2"x 4" backing blocks behind the all horizontal butt joints for boundary nailing. Glue and nail on the plywood w/8d ring- shank nails. Space nails 4"o/c around all panel edges and 10" in the fields. Additional checks were run to verify the existing floor framing capacity to carry an additional outside wall lineal load. There are 2 series of joists used in this floor system. 9.5"AJS 10 spanning 14'6" run to the front and 9.5"AJS 25 span- ning 16'6" run from the stairwell back. Both joists will carry the additional floor loads. Tracing the load paths,the W10x17 beams are sufficient to carry these additional loads and their wood columns bear thru to the continuous bearing walls in the basement, These assemblies are also OK. 3. Family Room[Space 1191 Joist Checks: Modifications have'beenmade tp tK 11:875" BC190XL joists spanning under the Family Room (over the Workshop[Space 01A1). Previously 6"x 14"ductwork was checked for passage thru the center webs. Now the full depth of the web had to be removed to pass the ductwork. This was kept to the middle of the longer span(the joists are run continuous over an interior load bearing wall). Further work included heading off everyother joist at the outboard end at the areawell windows allowing heat registers to center upstairs in the family room. . These joists were reviewed w/the revised loadings. Shear in the web governs this work. The critical point is around the rectangular duct line. Setback from the outside wall needs to be checked, The original 14'0" is now too close to the interior bearing wall. A better distance is 10'0"from the outside wall. This is not how the ductwork was installed. Web stiffner plates need to be installed on both sides of the web on both sides of the opening. Use 1/2"CDX fit very snug top&bottom. Architectural Ceiling Rack1Frame• j The 6"x 8"rack beam reaction loads to the roof break beams were increased to 450 lb at each hanger(end). These reaction loads to the roof frame were reviewed w/regard to the in-place framing; 6.25"x 14"dormer headers, 5.25"x 11.87V rafter trimmers and W1800 main ridge. For all members bending and shear stresses are OK. Deflection is less than L1240 for the dormer headers. This may or may not become a problem. Additional tie strength has been gained from a pair of 11.876" LVL members placed at the dormer breaks. For now not much more can be done until the final loads and connections are known. Study Room Floor Conduits: Discussions concerning the Installation of 3"dia. Schd. 20 electrical conduit. through the 2nd floor support beams occurred. The desire is to have ample wire conduit terminating in the middle of the room beneath the desk. 4" holes drilled into the web of the need to be located away from the main house beyond the 7'square duct opening. Study Room change of Use-Library Wall Checks: The new use of this area [Space 2141 is private library. Bookcases are to be j built across the face of the interior mechanical separation wall. This will create a a walk-under affect when you enter the room. A moving ladder track rail will . provide a load point for those stacks on the interior gable wall face. Too date' this gable wall has been reinforced to support library the loads and to aid in the , main ridge support. The following will provide support and restraint for the bookcase units: a.To the face of the double 9.5" LVL already sheathed in plywood install a steel angle to act as a ledger support for the bookcase units. This acts similar to angles supporting curtain walls on building facades. The angle is to be a 5/16"x 3-1/2x 6" unequal leg member. Lag the 3-1/2" leg to the face of the plywood sheathed LVL beam w/ 1/2"x 4" bolts spaced 24"o/c. This will pre- vent the units from falling down b.The bookcase units when installed need restraint ties from their tops to the plywood sheathed wall. Install pairs of Simpson A23 clips cD 24" o/c and/or install solid blocking across the underside of the roof before final crowns and finish moulds are installed. This will prevent lateral rotation of the units j away from the face of the gable wall 3. Architectural Ceilina Rack/Frame: Revised plans call for the 6"x 8" main rack members to be downsized to 5"x 7" in order to appear less heavy architecturally. These downsized beams were in- vestigated for strength(bending)and appearance(deflections). In design the i 5"x 7"are ample to meet both design requirements. In detail the following in- formation applies to the inboard 5"x 7"members which also provide support for the projector: a. Projector Unit-total weight assumed 400 lb(200 lb carried equally on each �. of two trellis 4"x 6"members) b.Trellis Stock-White or Red Oak w/unit weight of 48 Ib/cu ft c. Main Members (5"x 7") -Bending=48% OK; Deflection= .33" (L1446) OK I I 4. Garage Ridge Beam Support Bent: i Original plans called for heavy 5.25"x 7" BCI Versa-Columns to carry the W18x40 main ridge beam end loads to grade(foundation). One of these columns blocks I an architectural windrow on the gable end. The following work summarizes the steps necessary to h64d-off the Versa-Column and split the loads down to the foundation by skirting the window opening: a. Install temporary pdsts near the end on a non-snow load day. Block these post either to the floor/frame below or the outside wall bays w/gate-legs b.Cut the Versa-Column off 18"above the window opening c. Install a 5.25"X 9.25" BCI Versa-Lam header beam. As built the joists still meet the mfgs. recommended design allowances. 6. 3rd Floor Re-Frame Checks rSpace 205 Ceilinal: The framing here was modified to accomodate recessed lighting in the ceiling and to pick-up point loads from the 3rd floor dormer roof header where the wall had been modified to receive cabinets and shelving. Since first inspected on. 19 DEC 01 the openings have been reduced and the lights are installed. Inspections were conducted w/Russ Botelho to determine design and work requirements to be accomplished in the existing 3 car garage. Removal of 2 interior bearing columns is desired. In order to accomplish this the site and old'as-built' plans were examined. This construction design work is based upon the following loads IAW Art. 16, Massachusetts State Buildinq Code, 6th ed.: Floor Live Load(1 Family)=40 lb/sq ft Floor Dead Load(5A Const)= 15 Ib/sq ft ILinear Beam Dead Loads=25 lb/If 2. Garage Floor Beam Reinforcing (see sketch): Strip away all wood framing and mechanical items so that the side to the top of the top flange is accessible. Some welding will occur in the middle of each of the joist bays to ensure cross pipes and blocking are also out of the way. Unbolt the middle support columns but leave in-place during the reinforcing work. Proceed as follows: a. Prepare 4 ea side cover plates. Dimensions are 1/2"x 7-13/16"x 25'-2". These can be shorter sections w/full penetration butt welds b. Install 1/4"full depth stiffening plates on both sides of the existing W8x13 web at each end in-line w/the center of the support column and then then at the 1/4, 112&3/4 points I , c. Install side covers to each side of each W8x13. Center vertically to allow for full fillet welds between the end of the beam flange and the edge of the side cover top&bottom. Provide continuous 3/16"fillet welds along the bottom. Stitch weld 3/16"fillet welds 8"on, 8"off across the top, centered on the wood joist bays to completely avoid the wood bearing areas d. Butt weld Simpson FHAl2 strap ties in pairs @ 48" o/c (maximum spacing) to the top of each side of the cover plate in-line w/the wood joists (soak the wood joist bottoms prior to welding). Nail w/Mfg.specified nails the strap ties along the bottoms of the corresponding wood joists 3. Observe the work, install a stringline and slightly spring the beam (1/8"max). Remove the middle support columns and release the jacking slowly. Check the nailed strap tie connections and measure deflection. Total deflection at this point(in the middle)should not exceed 5116"+/-added to whatever was existing previously. Transfered loads, column support and end bearing are OK for the existing foundation(as drawn from old plans). Falmouth, Massachusets 02541 To Whom It May Concern: I am the engineer responsible for the design and construction of the frame and foundation work being accomplished at the above address. At the request of C.H. Newton Builders,Inc. I have worked to reuse existing components, make use of the as-built frame and foundation and to design w/reclaimed materials. To wit I have performed continual site inspections for all phases of this job , since the inception of work last June, 2000. Basically this has been an adaptive restoration of a 1 family residence. From the very beginning I had concerns about the structural condition of the frame and foundation. Based upon its past remodeled history, visual conditions of its then present beams,walls&foundations, and the unnatural locations of large supporting openings I anticipated major discrepancies in both workmanship and material conditions. BACKGROUND: Basic Construction- The center house was a 2-1/2 story building w/gabled ends. Along the front and rear eaves there were large turned gable dormers. Across the rear there was a large bump-out on the I st floor which housed additional dining and living room spaces. Appended further to the rear was an enclosed porch. In front an open trapezoidal gazebo had been added as an entry point. Besides these direct additions there was a master bedroom wing on the right side(viewed from the street) and a kitchen./indoor garden wing on the left side. Inside there was a maze of interconnect- ed rooms. Although finished off the basement had 7 large dropped beams which split the spaces off uncharacteristically. The l st floor bearing wall was buckling under the upper story loads. The staircore between floors sagged at the unsupported inside corners on the 2nd&3rd floors. A sec- tion of the roof was sagging where the valley rafters connected. Recent Construction- Sometime in the mid-1980s Brown&Lindquist,Architects prepared and supervised a complete alteration and modernization project for this house. Visually, all of the millwork was replaced w/Andersen vinyl-clad casements, awnings and related sliding window& door units. Several bathrooms were added and all the remaining bathrooms were remodeled w/ ' new fixtures. The house was supported and a full basement was dug underneath it. Masonry t bearing walls and the noted steel beams were installed beneath the wood framing. The chimney bases were enlarged and extended. All of the appendages noted above were added. Based on the extent of the window, door and interior opening work there was not a wall that went untouched ;.during that project. PHILBROOK ENGINEERING & 107 BEACH STREET DENNIS, MA 02638 Z, -) CONSTRUCTION 1-508-385-8682 ENGINEERING DESIGN • CONSTRUCTION INSPECTIONS • BUILDING, ALTERATIONS & RENOVATIONS Proposed Construction- This work will re-create a shingle&shake period residence,probably like what this was originally, before time and remodeling work took its toll. Obviously many modern amenities are to be installed;HVAC, new electric&plumbing, revised space uses. It was also planned from the onset to upgrade or replace deficient frame and foundation elements,to correct those areas that have settled w/time and to address visible and potentially hidden moisture and water damaged areas. Opening Demolition- The roof was removed and all the walls in the basement and on the 1 st&2nd floors were stripped to expose the framing, masonry and foundation construction. This work had proceeded very carefully in order to not create unnecessary damage or reconstructive work. Once it was stripped and gutted final inspections were conducted. FINDINGS: Overall the workmanship and components were in fair to poor condition. The walls were in the worst shape. The amount of in-fill framing from the previous remodeling left multiple wall plates of mixed SPF &older stock. Jack studs supported headers that were not directly sup- porting walls above. Old, wood wind bracing had been removed(notches were present in the re- maining older studs)and either plywood or straps had been installed. In some places on the 2nd floor there was evidence of multiple window opening changes dating back to the 1950s based upon stud dimensions. Steel beams had been let-in to the frame but were not'connected to the floor dia- phragms. One of these beams fell out when the wall was being opened up. Due to poor flashing techniques across the rear where the dining/living rooms were extended a water path was created which led to the old outside corners. The floor frame was in better shape however chimney openings were not properly headed-off and there were no doubled trimmers to support the additional point loads. Further, due to flashing failures over time there was water damage all the way down to the 1 st floor around the chimney and fireplace openings. At the outside walls all the joists were notched and shear cracks were evident at most of the notches. Supporting ledger strips had been previously removed(if they were present) so between floor loads and upper story loads made the end connections inadequate to support these reaction loads. The first floor frame did not provide any continuity and had been supported on steel beams. The foundation was poor. It was a combination of sub-poured concrete walls capped w/rows of concrete masonry block. The block work was unreinforced and there were no sill attachment anchors. In addition the joint work was porous and numerous cracks or voids were present. The interior walls that supported the upper storys were massive yet noncontinuous in that they failed to support the interior house sections. The steel beams were supported on unreinforced pilasters. M The wood sills across the rear had rotted away, allowing the corners to drop as the sill material was crushed. Along the side the sill had been replaced w/6 or so 2"x members used as plates and blocking. ' ... •P, .. a.. I ,Tip 2 ,f PHILBROOK 3 ENGINEERING & 107 BEACH STREET CONSTRUCTION DEN 50 MA8-3858- 6682 1-50� ENGINEERING DESIGN. • CONSTRUCTION INSPECTIONS • BUILDING, ALTERATIONS & RENOVATIONS Based upon these inspections during the midwinter, 2001, a series of meetings took place to dis- cuss courses of action. The following summarizes my concerns and input into these discussions: • All new wall work on the 1 st floor would have to become 2"x 6"to support the upper stories. The center 2"x 4"bearing wall would be replaced w/a new 2"x 6"wall. • The rear walls on the 2nd floor had to be replaced because there was no vertical or lateral continuity in them. In addition they needed to be properly sheathed for wind bracing. Water damaged plates would also have to be replaced above the 1 st floor and new infill framing would be required to receive new steel(replacing the noted fallen beams). The gable walls on each end at the 2nd story would have to be new also. None existed on the end by the kitchen and the bedroom end had to be removed in order to install a new chimney and provide access to the wing 2nd story bedroom • All the floor joists would require the installation of plywood shear plates at their notches. The entire rear half of the 2nd floor would have to be replaced as the joists were too short to bear on new supports and carry their design loads. Joists on the 1 st floor beneath the living room and over the mechanical room would have to be removed also in order tore- frame for the HVAC systems. On all 3 floors the joists around the two chimney openings needed to be reframed properly w/headers and trimmers. There were two old openings that had previously been filled in. The old joists here beneath a bathroom and over an old stairway would have to be replaced also. s The steel in the basement would now be too short where the walkout was created. They were not massive enough to extend by adding sections so they would have to be replaced. This would allow for the rebuilding of the masonry pilasters. As the steel was later being removed a section of the masonry wall fell in. All remaining masonry would have to be , repointed and anchorage would have to be installed once new sills were in-place. STRUCTURAL: In consideration of all of this it began to make sense to raze the main structure. As an engineer I could reasonably make whatever was left work however time and money aside the end results would be a further bastardization to the main frame, compounding the sense and confusing the true load capacity abilities of the structure. Another major factor was the time and money spent so far in taking great care to keep the main house intact while the wings were carefully removed and re- built to match the center existing structure. This purpose had always been to get a clean stopping point between the old and new components. This was becoming unattainable. I informed C.H. Newton Builders, Inc. that from an engineering standpoint we could build faster, safer and stronger by going to a total replacement as opposed to a patch-up framing and foundation approach. REGULATORY: from the attached glossy it can be seen that prior to removal of the main house both wings had been reframed new according to plans. There is concrete evidence that every attempt was being -made to leave the main house intact. In fact the entire interior was stripped for the express purpose of reinforcing the existing frame and foundation. This work was undertaken in order to comply w/ " the regulatory requirements. Some have had significant histories; Cahoon Museum,Lemuel Thomas House, and numerous private residences. From the street this house did not project that image and once it was opened up nothing except old dimension lumber was discovered. There were no neat framing elements hidden inside, there were no old wall murals or wonderful interior millwork components., It was merely a big house w/a number of nondescript rooms that had been remodeled periodically. Further consider these additional items: e Structurally no engineer would in good conscience recommend keeping the existing wall or floor conditions w/o significant repairs or replacement. • Inspecting officials would be hard pressed to accept these poor conditions. • Economically, as a homeowner who is spending a lot of money for a family home,how comfortable would you feel w/hodgepodge reconstructive work requiring so much repair to nearly every structural component in your home-probably not very. . 7 Respectfiilly submitted, V T.
