Appeal No_1984-51_ _ Page _ _._. of On --- May 17, - 104 The Board of Appeals found Attorney Richard Anderson represented the petitioner who is seeking a Variance from frontage and square foot requirements located at Lot 151 (Lot E) Mashpee Rd. , Cotuit in an RF zoned district. The petitioner owns no contiguous lots - said Lot 151 was protected as a buildable lot unti 1977. Due to a decline in building attributable to economic conditions in the area, the petitioner was unable to build on the lot prior to expiration of the period of protection. The lot is surrounded by developed lots which do not meet the current zoning requirements. A hardship would be created if the petitioner were not allowed to utilize this lot. The Board voted unanimously to allow the granting .of the Variance because to do so would not be detrimental to the neighborhood nor in derogation of the spirit and intent of the zoning by-laws.
