Perhaps someone at that number may be able to advise you regarding the status of the property. I would guess that they will be sending someone in to assess-the damage in order to ready the property for auction. It is not unusual for this process to take a considerable amount of time as they may have to obtain official cost estimates and bids for clean up and repair. Sometimes banks auction property as is and no repairs are made at all. It would seem unlikely to me that they would be willing to leave debris outside if an auction is , intended to be scheduled as there is a certain liability with inviting the public on site to check the property for bidding purposes. It is reasonable to expect the public to walk around the site in anticipation of bidding. Perhaps you should remind whomever you speak to at that number about the liability incurred by the their client, the bank. In the event that a bidder trips or falls over material left on site by a previous tenant, with your notice it will be with the full knowledge of the bank and the bank's law firm. This may inspire.them to respond a little quicker. You may want to email or fax them photos to demonstrate the danger. Also, cleaning up the site would serve to increase the value by showing the property in an improved condition and the bottom line of any bank in these cases is to minimize loss and liability. Typically, large banks are unresponsive. However, I do see contact information for a law firm in Chelmsford, MA that appears to be involved on behalf of BOA. Peter V. Guaetta, Esquire of Guaetta & Benson, PO'Box 519, Chelmsford, Ma 01824 is the contact in the legal ad. The office number is 978-250-0999. Perhaps someone at that number may be able to advise you regarding the status of the property. I would guess that they will be sending someone in to assess the damage in order to ready the property for auction. It is not unusual for this process to take a considerable amount of time as they may have to obtain official cost estimates and bids for clean up and repair. Sometimes banks auction property as is and no repairs are made at all. It would seem unlikely to me that they would be willing to leave debris outside if an auction is intended to be scheduled as there is a certain liability with inviting the public on site to check the property for bidding purposes. It is reasonable to expect the public to walk around the ' site in anticipation of bidding. Perhaps you should remind whomever you speak to at that number about the liability incurred by the their client, the bank. In the event that a bidder trips or falls over material left on site by a previous tenant, with your notice it will be with the full knowledge of the bank and the bank's law firm. This may inspire them to respond a little quicker. You may want to email or fax them photos to demonstrate the danger. Also, cleaning up the site would serve to increase the value,by showing the property in an improved condition and the bottom line of any bank in these cases is to minimize loss and liability.
