In November we responded to a compliant at this property regarding a wood stove that was improperly installed. Cotuit fire was also present at initial site visit and at least one of our inspections proceeding the initial site visit.The wood stove did not meet code standards for clearances and were ordered not to use the stove until it meets code. property owner(one of seven) received permit to fix stove and it failed inspection in December. At first visit they did only have one egress accessible and at stove inspection confirmed egresses were clear. 5/21/2019 carterj i have made multiple drive-by's and have seen cars in the driveway. McNamara's findings as to the conditions of the building to provide credible evidence for probable cause. This inspection was performed by Brian Flora nce(Building Commissioner), Lt.Joe Pouliot(Cotuit Fire) and myself. The request for service was originated from Ralph Baker who is one of six tenants in common on the property. He was concerned about the improper installation of a wood stove and the removal of the coal stove. During the inspection it was found that the stove clearances did not meet the requirements and due to the age of the stove there were no manufactures specifications. Clearances where top(12" on sides, 27"top) bottom (6"LF, 16"FR, 5"RF), there were also several gaps on the grout lines of the brick under and around stove. It was also found to have one egress that was blocked by the old.coal stove and a rotted; beyond repair, deck off of that egress that make it unusable and another egress blocked by a stack of wood leave the dwelling with only one egress. The structure was posted to immediately stop using wood stove. A Notice of Violation was sent in the mail that day follow by certified mailing on the following Monday. The violations were: Chapter 1 Section R116 Unsafe Structures. Specifically the required second means of egress was blocked by an abandoned coal stove and the exterior landing and stairs are collapsed. Chapter 14 Section M1401.6 specifically, a wood stove was improperly installed without the proper clearance to combustibles. Further,the stove pipe is constructed of inappropriate (galvanized)venting materials creating an immediate hazard to life safety. I will keep you updated as things proceed. This inspection was performed by Brian Flora nce(Building Commissioner), Lt.Joe Pouliot(Cotuit Fire) and myself. The request for service was originated from Ralph Baker who is one of six tenants in common on the property. He was concerned about the improper installation of a wood stove and the removal of the coal stove. During the inspection it was found that the stove clearances did not meet the requirements and due to the age of the stove there were no manufactures specifications. Clearances where top(12" on sides, 27"top) bottom (6"LF, 16"FR, 5"RF), there were also several gaps on the grout lines of the brick under and around stove. It was also found to have one egress that was blocked by the old coal stove and a rotted, beyond repair, deck off of that egress that make it unusable and another egress blocked by a stack of wood leave the dwelling with only one egress. The structure was posted to immediately stop using wood stove. A Notice of Violation was sent in the;mail that day follow by certified mailing on the following Monday. The violations were: Chapter 1 Section R116 Unsafe Structures. Specifically the required second means of egress was blocked by an abandoned coal stove and the exterior landing and stairs are collapsed. Chapter 14 Section M1401.6 specifically, a wood stove was improperly installed without the proper clearance to combustibles. Further, the stove pipe is constructed of inappropriate (galvanized)venting materials creating an immediate hazard to life safety. I will keep you updated as things proceed. Brent Lyons. The call reporting the fire came in at 6:34 a.m.for,1635 Santuit-Newtown Road,at the corner of Route 28, Lyons said. There are three signs on the property.The burned sign was about 2-feet-by-2-feet in size. The fire department shoveled snow on the fire to put it out, Lyons said. The police department was not available at 8 a.m.to comment.
