Thank you for submitting the necessary documentation for the above lot as well as all of the
abutting lots. The information has been reviewed and it was found that the contiguous lots
(Assessors parcels 15, 1 and 27) were held in separate ownership at the time of the zoning change
to 1 acre (March 29, 1973) therefore parcel 135, 399 Santuit Road, Cotuit is deemed buildable as a
pre-existing, non conforming lot.

I am an attorney duly licensed to practice law in the Commonwealth, I
have searched the records of the Barnstable Registry of Deeds to determine if
the above lot, which became non-conforming in February of 1973 when the
minimum lot size in Cotuit became 1 acre, was not held in common with any
abutting lots at the time of the zoning change and has remained in separate
ownership.
My review of the records indicates that the lot in question was not held in
common with any abutting lots at the time of the zoning change and has
remained in separate ownership since February 2, 1969, or before.
Relevant documents in support of this conclusion are attached hereto at

Dear Mr. Crossen:
I am an attorney duly licensed to practice law in the Commonwealth. I
have this day searched the records of the Barnstable Registry of deeds to
determine if the above lot, which became non-conforming in February of 1973
when the minimum lot size in Cotuit became 1 acre, was not held in common
with any abutting lots at the time of the zoning change and has remained in
separate ownership.
My review of the records indicates that the lot in question was not held in
common with any abutting lots at the time of the zoning change and has
remained in seperate ownership since February 2, 1969, or before.
