While I agree this lot meets the requirements of§4-4.2 (1) of the Zoning Ordinance, this lot is not buildable. In 1986 there was a request for a variance from the Zoning Board of Appeals to build on an undersized lot. The variance was denied because the Board found the lot was not buildable. The specific reasons for this I cannot say, I would suggest you have your attorney research this. However, by looking at the tax bills for this property, it is clear this property was never taxed as a buildable lot. In accordance with MGL Chapter 40A§8, you have the right to appeal this decision to the Zoning Board of Appeals within thirty days of receipt of this letter.
