Zoom Meeting ID 989 845 11252 To all persons deemed interested in the Town Council acting under Chapter 168 of the Code of the Town of Barnstable, Regulatory Agreements and the General Laws of the Commonwealth of Massachusetts, and the Zoning Ordinances of the Town of Barnstable, specifically Section 240-24.1 Hyannis Village Zoning Districts, you are hereby notified of a Public Hearing for Regulatory Agreement No. 2022 -001. S&C Realty Investment Co., LLC seeks to enter into a Regulatory Agreement with the Town of Ba rnstable to redevelop 442 Main Street by renovating and expanding an existing structure. The redevelopment consists of a 2,524 square foot two-story addition to the north elevation. The proposal requests a mixed use development with first floor retail area, a first floor coffee shop with an outdoor patio and a drive through, five residential apartments on the second floor consisting of two two-bedroom apartments and three one-bedroom apartments, as well as other associated improvements. The subject property is located at 442 Main Street, Hyannis, Massachusetts, shown on Assessor’s Map 309 and Parcel 223. It is zoned Hyannis Village Business District and Aquifer Protection Overlay District and the property is located within the Hyannis Main Street Waterfront Historic District. The Regulatory Agreement seeks the following waivers from the Zoning Ordinance, specifically: Section 240-24.1.11(A)(3), Prohibition of Drive Through Window for Restaurant Use; Section 240 -24.1.3(D)(2)(a) and Section 240-56, Schedule of Parking Spaces; and Sections 240-24.1.11(A)(6), Section 240-71, 240-65, and 240- 75 Signage. Alternative public access to this meeting shall be provided in the following manner: 1.
