Subject: Zoning Appeals 2022‐043 and 2022‐044
Regarding the Munsell's ZBA appeals 2022043 and 2022044: I grew up on Rendezvous Lane,
Barnstable Village, and currently live in W. Barnstable. I would like to raise an objection to the size of
the proposed dwelling on the grounds that it appears to be too big (wide) for the site, positioned as it
appears to be parallel to 6A.
The stretch of 6A between Rendezvous Lane and the Village has many old historic homes, including the
Carriage House. To me the size of the proposed dwelling in relationship to the width of the lot appears to
be too large, particularly in contrast to the many lovely old structures along that stretch that are on larger
lots compared to the size of the house. To me that aspect of the proposed new house would be out of
keeping with the historic aspect of that area of 6A.
Since the newly acquired lot for expansion of the site seems to be behind the carriage house, as noted
above that extra land seems to offer no space for a house to expand parallel to 6A; therefore, I wonder if
a possible solution to the problem might be to turn the house 90 degrees so that it faces the small lane
adjacent to the Historical Society Building, rather than facing onto 6A. Either the carriage house could
be incorporated into the side of the property facing 6A or the entire house could be located behind the
carriage house, again facing the small lane.
To conclude: I oppose allowing a zoning variance as proposed by the owner, on the grounds that it
crowds the setbacks on either side of the house parallel to 6A, thus rendering the house too large and
imposing for the size of its lot compared to surrounding historic houses.
