HomeMy WebLinkAboutPublic Comment from Guill in oppositionFrom:Susan Guill To:Anna Brigham, Principal Planner, Town of Barnstable CC:Gene Ziino Date:September 9, 2022 Subject:Zoning Appeals 2022-043 and 2022-044 Please add these comments to the record for this agenda item. 1.Based on requirements for Zoning District RF-2, this proposed structure does not conform to the 15’ setbacks along the west side of the property. 2.Based on the minimum lot size for Zoning District RF-2, this property is non-conforming for residential construction.The combined lots are 12,686 square feet (less than one-third of an acre)and the town requirement is 43,560 square feet.The square footage of the proposed structure (2,723 square feet) makes the footprint of the proposed dwelling too large for the size of the lot. 3.Based on Zoning District RF-2, frontage along Route 6A requires 150 feet. The combined lots for 3075 Route 6A frontage along Route 6A equal 78 feet. 4.The existing carriage house is not ‘worn down’as described in the application,and it is a historical structure that has been in the Barnstable Village streetscape since the mid-1800s. It will be consumed by the construction around it since the new construction is four times the size of the existing historical carriage house.It will no longer be a part of historical Barnstable Village. 5.The proposed design is unrelated to any other buildings along either side of 6A between Scudders Lane and Railroad Ave. 6.Any hardship on the owner is self-inflicted. To conclude, I oppose a zoning variance as proposed by the owner on the grounds that it is too much house on this under-sized, non-conforming property. Susan Guill 3118 Main Street Barnstable Village
