Dear Members of the Zoning Board of Appeals:
I am w riting to you in support of the Zoning Board of Appeals #2022043 and 2022044 for David and D iane Munsell.
As the Architectural D esigner hired by the Munsell's, I w ould speak to y ou about this project.
This projec t w as about creating a unique residential struc ture that w ould blend into the historical charm of Barnstable
Village. The idea was to blend the ex isting carriage hous e into a new residential hous e that would take into account
the Architectual Period of the existing structure. The goal was to sav e as many arc hitectural features of the original
Carriage house as poss ible. The 1460 sq ft footprint inc luding the Carriage house ac hiev es this look. The new
building takes into account the Gothic R evival and Stic k period of Architecture that is ev ident by many homes in the
village. The new building sits perfectly on the lot. The ex iting driveway , s hed and fence on the property that you see
now will not be affected. Other homes in the village sit closer to the street than this s tructure and also have narrow er
side setbac ks. This home sits in the same location as the existing c arriage house does now and only extends only
22'0" to the left of the structure onto the grass. This cluster development feel is what makes the village unique as
you driv e through it. The front and side elevations have specific architectural details from this period to add to the
views from both directions on Main Street. The cons erv ation area behind the house will not be disturbed. The
Architecture of this home's details from the massing, roof pitch, trim details, windows, doors, and material choices
have been taken into account to match this period of architecture.
The projec t has been in front of the Old Kings H ighway Historical Committe twice, and each time the project passed
with flying colors with positive feedback from the board members. W e had a member of Barnstable His toric at one
of the meetings that spoke about how this building would add to the charm and charac ter of the Village. There were
no negative letters from abutters or residents from the village that show ed up at either of the meetings to discuss the
project.
David and his w ife Diane love living in the village. Their goal w as to have a unique historical home that w ood look
and feel as if it w as there for over 120 years. Every house in village has changed from when they were originally
built. Ov er the years additions, porches, dormers, etc. were added to these homes. Houses back then grew when
families grew. This unique eclectic form of architecture is w hat we s ee today in the Village and along Old Kings
Highw ay. We feel that w e have achieved this blending of a new and old architecture together to create a special
home w ith historical character for the next 100 years.
