The proposed home is a two-story contemporary structure with integral two-car garage. You have provided me with plans for the project prepared by JB Designs and dated November 27, 1999. The building is to be mostly conventionally framed. The designer has indicated two steel beams to support a portion of the second floor bedroom above the kitchen. Additionally, a steel beam is required to support the floor loads above the garage. The proposed beam above the garage supports a tributary load from the floor. The beam span is 24 feet. The appropriate beam is a W12X26 manufactured from ASTM A36 structural grade steel. The beam must be rigidly attached to the floor framing above. This can be accomplished by attaching a 2x8 wood nailer to the top flange of the beam with 1/2"bolts at 24"on center and toe-nailing the floor joists to the nailer. The beam should be supported at each end by a minimum of four(4) 2x4 studs, or the equivalent solid post. The beam to post connection should be fastened by two (2) 3/8"lag bolts. The posts should bear directly on the concrete foundation wall below. There are two beams above the kitchen area. The longer member is continuous for 24 feet, but has a maximum span of 16'-8". This beam supports a tributary load from the second floor and a portion of the roof. The appropriate beam is a W 1OX22. The second beam above the kitchen comprises a simple span of 13'-0". This beam supports a tributary load from the second floor and a portion of the roof. The appropriate beam is a W IOXi2. These beams must be rigidly attached to the wood floor framing on each side. This can be accomplished by attaching 2x8 wood nailers to the webs of the beams with 1/2"through bolts at 16" on center, staggered top and bottom, and utilizing metal joist hangers on the joists. Where possible,the plywood subfloor should extend a minimum of 12" on each side of the beam. M The beams should be supported at all bearing locations by a minimum of four(4) 2A studs, or the equivalent solid post. The beam to post connection should be fastened with two (2) 3/8"lag bolts. The posts should bear directly on the concrete foundation wall below, or be located directly above a lally column with a load path to a concrete column footing. If installed as specified herein, and according to good construction practice,these beams will meet the structural requirements of the Massachusetts State Building Code, Sixth Edition.
