SPECIFICATIONS
I. Using the title reference supplied this report provides for an examination of the records as to the legal description of location, size, and shape of property,
easements, building restriction lines, or other physical (not legal) encumbrances on record against the property. Examination of the records is made only
subsequent to the recorded date of the latest deed and does not include verifying the accuracy of the deed description previous to its date of record, nor
encumbrances of record made previous to date of recording of deed,that being the function of a more expensive survey.
2. By tape measurements in the field at locus (accurate to within one foot) the property is found and measured on the ground from the data given in the legal
description. This does not include the measuring of angles with a transit, that being the function of a more expensive survey.
3. Easements of record are located and measured by tape.
4. Any unrecorded easements in use over the property are observed, located and measured by tape.
5. Buildings on the property are located and measured by tape, and any encroachments are noted-.
6. Any alteration of size or shape of the lot, physical encumbrances on land, etc.are noted and measured by tape.
7. Photographs are taken of the property as located and measured above.
S. All recorded and field measurements, and findings as outlined above are presented on a print of a drawing. Whenever buildings are less than one foot from
the property line the fact is noted and double underlined thus calling attention to a possible encroachment—if serious, a recommendation may be made under
heading "Recommendations" that a more precise survey be made. All figures on the drawing will have been measured in the field and their presence
on the drawing is indicated that they are correct within the accuracy specified above, but they will be shown to the same number of decimal places as they are
in the deed and when this indicates a greater accuracy than that specified a parenthesis around the figure will indicate that we do not guarantee the measure-
ment to its every decimal. All measurements shown on the drawing will be as found in the field and although any serious differences from the records or
the deeds will be pointed out under "Remarks," a comparison should be made of our plan with the attorney's title examination.
9. Prints of the photograph taken as above to be attached to the boundary survey.
10. "Recommendations" and "Remarks" will be thoroughly prepared to set forth and amplify all the findings that are not in complete and proper order con- .
cerning the locus examined.When more precise and expensive surveying sgems to be called for, it will be recommended.
11. Three final copies will be mailed within 7 days from receipt of order for report.
