(FLI)was retained by Rose Capeway, LLC to perform a pre demolition inspection for asbestos containing materials in the two-story, unoccupied, commercial property, (full basement&attic) located at 1575 Iyannough Road, Hyannis, Massachusetts. This report contains the summary of results, inspection data tables, and bulk sample analytical results. The inspection data tables outline the location, condition,- friability and estimated quantity of ACMs identified at the facility. Also, recommended response actions(RRAs) depicting the ACM locations are provided for managing the materials identified. 2. The asbestos inspection consisted of a visual survey of accessible areas to identify suspect asbestos-containing materials (ACMs). As part of the inspection thirty- six(36)bulk samples were collected for analysis to confirm the asbestos content of suspect building materials. The inspection was performed on May 14, 2012 by Carl Pennor, Massachusetts DOS Asbestos Inspector License, #AI 001719. B. Scope of Work: l. A visual inspection was performed within accessible sections of the building to identify existing locations, conditions and estimated quantities of suspect Hazardous Materials. Representative areas above ceilings, under carpeting and inside walls were inspected, if they were accessible. Estimated'quantities of material were developed using the inspector's best judgement.and available floor plan information. 2. Assessment of ACMs: - r 1. Homogeneous suspect materials (materials with similar texture, style and application)were-quantified by location and assessed by condition. Materials are listed as friable or.non-friable."Note: friable materials can be crushed and pulverized to dust by hand pressure. Thermal system insulation that is in good and intact condition is listed as a non-friable material. Fair Condition: ACMs which have a combination of minor deterioration, delamination, water damage, lacks cohesion, blistering, crumbling, gouged, marred or abraded, or in any way has lost its structural integrity over more than 1%but less than 10 % of the surface area are.categorized as fair condition. Also, if the damage is minor in nature and is evenly distributed or if the damage is localized in one area of the homogeneous area. Poor. Condition: ACMs which have major deterioration, delamination, water damage, lacks cohesion, is blistered, crumbling, gouged, marred heavily, abraded, or in any way has lost its structural integrity over at least 10% of the surface area categorized as poor condition. Also, if the damage is evenly distributed over 25% of the material it is considered poor. F. Recommendations: 1. Underground utilities water/sewer/HVAC lines are known to contain asbestos. If these potential asbestos containing material are unearthed during excavation, FLI recommends that samples be collected and analyzed for asbestos content prior to disturbing. G. Remarks 1. Asbestos bulk samples were collected in a random manner and transported via chain of custody to EMSL Analytical Laboratory located in Woburn, , Massachusetts. The samples were analyzed by Polarized Light Microscopy per EPA method 600/R-93-116, July 1993. The detection limit of the EPA recommended method is one percent asbestos by weight. Materials containing greater than one per cent asbestos are treated as asbestos-containing as determined by the EPA. The laboratory is certified by the National Institute of Standards and Technologies NIST/NVLAP Program(NVLAP# 102079-0) and the Massachusetts Department of Occupational Safety(DOS), # 000162. 2. Any additional suspect hazardous materials not identified in this report which become exposed during building renovation and maintenance and should be sampled and analyzed for asbestos content. Areas within walls, drywall encased columns and above ceilings were inspected (if present) in accessible representative locations. However, each individual enclosed area was not inspected. Accessible areas beneath such surfaces were examined and sampled, and material quantities were estimated based on these observations. 4. Homogeneous materials observed to be non-suspect by the inspector include concrete floors, wood flooring/joists, concrete pads which hold equipment, black/brown vinyl flexible duct connectors, fiberglass insulation, armaflex (neoprene) insulation and wiring.
