Also, the State Environmental Codes minimum well setback provision is 100 feet. The Board is of the opinion that it is unlikely that the discharges form the neighbor's septic system would impact the proposed well to the east, which will be 140 feet away. The variance being requested is as follow: Part XII, Section 2.00-Well Regulations To install a private potable well within 150 feet of a Soil Absorption System(leaching facility). 1. The proposal calls for the Locus Property well to be located 140 feet from the leaching facility on Parcel 115, a 10 foot variance is being requested. The proposal is the construction of a single family dwelling with garage/barn on the above referenced property. The property was created through a sub-division of land in January 20, 1955. The property has 43,260 sf of land area. The proposed dwelling is a three bedroom dwelling with a future expansion to a fourth(4)bedroom and as such the sewage system design calls for a leaching facility (SAS) of 444 gpd. The property can not access town water and like the abutting properties, requires the installation of a potable well. We have located the proposed well so as to maximize distances from the locus SAS and the abutting SAS's. The well is proposed in the southern corner of the property. Historic groundwater maps show a northerly groundwater flow direction. The well is laterally adjacent to the SAS for Parcel 115 and up-gradient from the remaining SAS's. There is an alternative location for the proposed well,which will meet the required 150 foot WASS PROPERTY BOH VARIANCE LETTER 1613 MAIN STREET JUNE 1,2001 BARNSTABLE,MA protection zone. A well could be placed on the northern end of the property just west of the existing isolated wetland. A northern location would require the SAS for the locus property to be located to the southeast side of the property. BENNETT& O'REILLY,Inc., prefers the southern location due our concerns on groundwater quality. A northern location would be down gradient of the locus SAS and the abutter's SAS to the west. Also, and most concerning,the isolated wetland on the northern side of the property does receive a large amount of road run-off from Route 6A and the adjacent roadways. The potential for contaminates to infiltrate the groundwater from the road run-off is very alarming. A southern location provides the best protection for the proposed well. A representative will be present at your June 19'h hearing so as to discuss the variance request in greater detail. Please contact my office directly if you have any questions or comments.
