The following is a summation of our observations. There are a total of 48 solar panels proposed for the southern facing section of roof. These panels have a footprint of 61.4" x 31.4" and weigh 33 pounds each. This translates into a unit weight of 2.5 psf per panel. The support rails have a minimal unit weight(.5 psf). The roof structure consists of exterior sheathing over 2x10 rafters at 16" on center spanning approximately 13'-6" (horizontal dimension). The 8th Edition of the Massachusetts State Building Code states that Barnstable is in a 30 psf ground snow load which translates into a 23.1 psf flat roof snow load (0.7*Ct*Ce*Pg*I). Assuming the rafters have the properties of Spruce-Pine-Fir#2 they can safely support a design load of 65 psf in addition to a 10 psf dead load which is higher than the actual load of approximately 26.1 psf(23.1+3)that it will be subjected to. In addition, I have reviewed the attachments which connect the panels to the roof structure. The analysis, provided by Alteris Renewables, indicates that the attachments are adequate to resist the uplift forces due to a 110 mph wind speed (3 second gust) in an exposure C category with a factor of safety of approximately 1.5. Based on the field observations and the information noted above it is my professional opinion that the existing - roof is structurally sound and able to support the additional weight of the solar panels. Standard framing connection requirements: Table 2 from WFCM manual. Anchor Bolt Requirements: 5/8”bolts spaced 72" o/c with minimum embedment of 7" into concrete. Additionally, a bolt must be placed between 6"and 12" of each corner. All plates to be connected using 3"x3"xl/4",square plate washers. Floor Construction Requirements: First two joist bays on the floor framing are to be blocked with 2x lumber 4' on center for the length of the joist. Sheathing to be nailed in accordance with Table 2 ( 8d nails, 6" spacing at the edges and 12 inch spacing in the field). Exterior Wall Requirements: All new exterior wall studs to be 2x6, 16" on center. The end elevation of the new sunroom is required to be balloon framed due to the vaulted ceiling. The double top plates on the exterior walls to have a minimum splice length of 2 feet and splices to be nailed with 8 — 16d nails in accordance with Table 6 in the WFCM 110/B booklet. Nailing of plates to studs to be with 2- 16d nails. The bottom plate to floor box nailing is 3- 16d nails per foot on all elevations. G For all door and window openings, multiple king studs are required. For openings up to i 4 feet wide, 2 king studs are required, for opening 5 feet to 9 feet wide, 3 kings studs are required. In order to eliminate the need for steel strap ties and hold downs per the WFCM manual, sheathing must be installed and nailed in accordance with Note 4 on the Mass Checklist. This includes using full sheets of sheathing running from the PT plate at the foundation up to the top plate of the single story walls (Note 4 Sheet attached). Roof Framing Requirements: Rafter connection to the floor box requires Simpson H2.5A hurricane clips with 2x blocking between joist bays toe nailed to the rafter with 4- l Od nails per side. If blocking is not desired, Simpson H-10 or H-14 hurricane clips can be substituted and installed on every rafter. All clips to be install in accordance with Simpson requirements. Collar ties are required within the upper third of the roof height on every rafter connection or use Simpson LSTA 18 straps on top of roof sheathing across ridge on every rafter nailed in accordance with Simpson requirements. Roof sheathing to be nailed using 8d or equivalent nails 6"on center at the edges, 6"on center in the field. The first two bays between rafters are required to be blocked 4 feet on center at all gable ends per the WFCM. Covered Porch Connection Requirements: The covered porch requires a continuous load path with positive connection from the roof rafters to the sonotube footings. For roof rafter to support beam use Simpson H2.5A clips. For column posts to support beams use Simpson AC/ACE/LCE post cap connectors. Use inverted Simpson AC/ACE/LCE post caps to connect the column post to the floor beam unless the post is run through to the sonotube. For connection of column posts to the sonotubes, use Simpson ABU post bases with 5/8" anchor bolts per Simpson requirements. Limitations and Contractor Responsibilities The contractor must refer to the Tables and Figures within the WFCM 110 MPH Exposure B booklet for illustrations and requirements discussed within this summary. All connections and nailing must meet the requirements herein and as illustrated in the booklet in order,to be in compliance with the building code. The contractor is responsible to ensure all connections, nailing, and anchor bolts are visible to the inspector at the time of the framing inspection/foundation inspection. The contractor must reference the Simpson Strong Tie C-2009 catalogue for all strap,hangar, and tie installation requirements and limitations. This document and the attachments as well as a copy of the WFCM booklet must accompany all sets of plans submitted to the building department and issued to the contractor/subcontractors unless the plans are updated with notes and details that reflect the requirements stated in this document and attachments.
