It is not a complex process but must be followed. Approvals Needed: 1.) The first and perhaps host important approval to get is from The Old Kings Highway Historic District Committee (OKH) beecause your property is located in The OKH Historic District. This committee has to approve any work before it is done on the outside of a building, auxiliary structures of all types,fences, etc. Most approvals are not painful but can be time consuming if all information is not provided to the committee. In this case, approval from the OKH would be for the decks,entry porch, any new fencing and the two new replacement sheds. If there is any other work, other than plantings,that you plan on doing this year, it would help for you to seek approval now on this application. It would ultimately save you time.The OKH will want to know everything about the deck, front porch and fence. In your case, pictures may be very helpful. 2.) A building permit is required for the decks and porch. You have submitted an application for a deck permit that I cannot review because it has not been entered by our staff. I will review the description of work and any documents submitted when the entry has taken place and will advise you of any issues I observe. That work will need approval as stated above before it is issued. The construction has to conform to the Massachusetts State Building Code, 780 CMR. 3.) Each shed is required to have a separate shed registration. The only documentation the building department needs for each application is the size and where it will be put on the property(show on a plot plan) showing setbacks. Each application will require the property information of course. 4.) The existing plastic fence to the left of the house was never approved by OKH. Approval will be required once the location and ownership of that fence is verified. It will not require a building permit because it is not over 7 feet tall. I believe that I have covered everything and hope this information proves to be helpful.
