• Dear Mr. Hostetter,
On December 8, 2011, I inspected the second floor framing and fire damage in the
kitchen area. The home was built prior to the establishment of a residential building
code.
The second floor framing is 2"x6"'s at 16 o.c. The joists over the 9' and 9'-4"
spans in the kitchen need to be removed and replaced with 2"x6"'s at 12" o.c. The
lumber should be 900 psi grade.
An opening of 5'-0"between the kitchen and living room may be framed with
2—2"x8"'s header supported by 3 —2"x4"'s as a post on each side.
