Procedural & Hearing Summary Special Permit Application No. 2017-065 to allow the relocated bulkhead and the expansion of a garage into the side yard setback, construct a new deck and extend the front porch was filed at the Town Clerk's office and the office of the Zoning Board of Appeals on September 25, 2017. A public hearing before the Zoning Board of Appeals was duly advertised and notice sent to all abutters and interested parties in accordance with MGL Chapter 40A. The hearing was opened on October 25, 2017 at which time the Board found to grant the special permit subject to conditions. Board Members deciding this appeal were Alex Rodolakis, Robin Young, Spencer Aaltonen, Herbert Bodensiek and Matthew Levesque, Attorney John Kenney represented the Applicants before the Board. Attorney Kenney reviewed the history of the lot and changes in zoning over the years. He reviewed the proposed alterations to the dwelling and described the need for additional space for his clients. Attorney Kenney stated there is no abutter opposition. He also stated the proposed alterations to the dwelling will have a minimal Impact to the neighborhood, will increase property values, and meets the spirit and intent of the Ordinance. The Board had concerns with the first plan submitted by the Applicant.
