You have provided me with plans Al-A15 prepared by Archi-Tech Associates Inc. and dated 9-15-2008. The proposed structure is a one-and-one-half-story Dormered Cape-Cod style structure. There is also a proposed one-and-one-half-story detached garage to be constructed as well. The proposed structures will be conventionally framed with a mix of engineered lumber, ordinary dimensional 2x lumber, and the use of a steel support beams. The structures will be constructed on poured in place perimeter concrete foundation which shall be reinforced with(2)#4 continuous bars at the top of the foundation wall. The proposed structures are laid out in a conventional,plan that provides appropriate exterior wall area for sheathing components along with the use of manufactured connectors where required to resist lateral loads. The basic snow load for design purposes is 30 pounds per square foot. The design wind speed is 110 miles per hour and the structure is located within Exposure Zone C. The Revised Building Code'requires the application of larger lateral loads due to increase wind speed values acid greater consideration of the connection between the wood superstructure and the foundation,of permanent structures. There are two means of assessing the lateral load impacts on the structure as described in the Code. The first is prescriptive in that it assumes the conventional materials and methods of construction are not adequate to accommodate the horizontal and uplifting loads and prescribes manufactured connectors to exclusively deal with those loads throughout the structure. The other method, employed here, is to conduct an engineering review establishing the loads and the ability of the component elements of the structure to accommodate them. Utilizing this method allows some of the extraordinary loads to be accommodated by conventional construction and specifies the design and location of manufactured connectors where required. The fastening of a structures sill plate to the foundation is a critical element of the overall design for high wind construction. The dimensions and location of a structure determines the appropriate spacing, length and diameter of the anchor bolts for the fastening of the sill plate to the foundation. The appropriate sized anchor bolts to be used in high wind regions shall be 5/8"diameter by 12"long galvanized steel anchor bolts with 3x3"plate washers to fasten the double(2) 2x6 pressure treated sill to the top of the foundation wall. To adequately secure the garage's double (2)2x6 pressure treated sill to its foundation, I recommend that the anchor bolts be placed at a maximum spacing of 24"on center but no more than 12"from any outside corner. To properly secure the main house to its foundation I recommend you use the specified size, and that the anchor bolts be placed at a maximum spacing of 36"on center but no more than 12"from any outside corners. The connection of the structures framing members to the sill is an important aspect of the building design for construction that is subject to high winds. This connection can be effectively accomplished by using a combination of conventional construction methods and.th�use of manufactured connectors where required. One particular area of the garage that requires the use of manufactured connectors is the garage door wall. The large opening in the wall reduces the required amount of sheathing to resist the lateral and uplifting forces generated during elevated wind speeds. To deal with these forces, I recommend the use of(2) Simpson DSP or DSPZ spaced at 16"per stud one on each side of the bottom of the studs as well as(1) Simpson H8 at the top of the studs located in the garage door wall. This connection helps to connect the studs to the bottom plate, and sill, in locations where there is not enough plywood to help resist the lateral and up lifting forces. The remainder of the garage walls can be attached to the sills using conventional construction methods and materials. The corners of the structures typically experience higher lateral and uplifting forces during the occurrences of elevated wind speeds. To help deal with the forces generated in the corners of the house and the garage, I recommend that you install one (1) Simpson HDU5 hold down it these locations. The hold down assemblies shall be positively connected to the foundation and extend continuously, from the foundation connection to the top floor plate assembly. This continuous connection can be accomplished by nailing a full height stud with two 16d common nails spaced 10"on center to the opposite side of the triple corner studs which the hold downs are applied to. i L The connecting of the structures exterior 2x6 framing where the platform floor framing interrupts the continuous path of the exterior walls, from story to story, requires the use of manufactured connectors. The way to create this continuous connection from story to story is by utilizing(1) Simpson CS16 story to story connector on each one of the triple corner studs as well as all any studs located 32"from each outside corner of the gable end walls of the structures. When eliminating any exterior wall studs for creating windows or door openings which are located less than 3 feet from any outside corner of the structure or having an opening larger than 5 feet wide, I recommend the use of manufactured connectors. The elimination of these framing members to create an opening for a window or door reduces the required amount of framing members and sheathing needed to transfer the lateral and uplifting forces. To help evenly distribute these forces, my recommendation is that you install (1) Simpson CS16 on all full-height studs located next to any of these particular wall openings. This connector will connect the full height studs that are located next to the opening,to the framing members located directly above or below the full height studs next to the opening..The full height studs where applicable shall be connected to the top plate and rafters located directly above any wall opening using(1) Simpson H2.5 rafter clips per stud or(1) Simpson H8. Where window and door headers rest on the jack studs I recommend that you install (1) Simpson LSTA21 per stud to connect the headers to the jack studs. The installation of these connectors will help to create a continuous load path from the foundation to the top plate of the top floor and will help to transfer the lateral and uplifting forces created by the elimination of faming members to create large wall openings or any opening located near the corners of the structure. The double sliding doors at the rear of the main structure create a large opening in the wall that will require the use of a steel moment frame. This steel frame will support the loads from the roof and bedrooms located above, and will resist the lateral forces that will be generated in this particular area of the structure due to the size of the wall opening. The double top plate splice is an important element of the design of any wall. This lap- spliced when constructed properly will help to resist and transfer the lateral forces on the structure. For this particular structures size and location the double top plates of all walls shall be lap-spliced with end joints a minimum of 6 feet apart and contain(14) 16d:for the garage and 8 feet apart and contain(20) 16d common nails per each side of the splice for the main structure. The top plates shall overlap at corners of the structure and all intersections of interior or exterior load bearing walls. This will help to evenly distribute the lateral forces generated by the wind on the wall diaphragm. The connecting of the top plate to the wall studs creates an enhanced wall system to help resist the uplifting and lateral loads generated by the wind on the wall and roof diaphragm. For the connection of the top plate to the wall studs at the top floor top plate, I recommend the use of(1) Simpson H8 connected to the top plates and the corner studs of 32" from each outside corner of the structure. These connectors shall be located on the same studs with the specified Simpson connectors that are connecting the structure from story to story and down to the foundation. t To help transfer the forces into the floor, ceiling or roof framing,the use of solid blocking in the floor, ceiling and roof framing is required. Blocking and connections shall be provided at panel edges perpendicular to floor and roof framing members in the first two bays of the floor and ceiling joists and rafters. The blocking shall be spaced at a maximum of 4 feet on center. This blocking helps to transfer the lateral loads into the floor system and distribute them evenly through the floor system. The roof assembly itself consists of both 2x10 and 2x12 rafters spaced 16" O.C. with 5/8" CDX sheathing, and the roof shingle system applied to the sheathing must meet the wind velocity specification for the 110 mph zone. The roof rafter system of the structures sits upon the upper level of the platform frame of both the garage and the home. The rafters must be connected to the wall below to help resist the uplifting and lateral forces on the roof system. The most efficient way to help resist the uplift on the roof system is to connect the rafters to top plate and wall studs, of the wall assemblies. For the connection of the rafters to the wall framing members I recommend that you install (1) MTS30 or(2)H2.5A to each rafter and attached to the top plate of the wall below. The rafters may be toe-nailed into the ridge beam,but additional fastening is required at the ridge. You may either fasten the opposing rafters together by applying a Simpson LSTA strap over the plywood and across the top of the ridge beam. Another option is installing a 2x6 ridge tie across the rafters immediately below the ridge and fastening them to the rafters with a minimum of eight(8) 1 Od. The sheathing is a critical element in creating an enhanced wall system that resists the forces on the wall. For the sheathing of the main structure I recommend that you utilize 1/2" CDX plywood sheathing for the exterior walls typically. The plywood should be applied horizontally with vertical joints offset and minimum of 32"between lifts. Horizontal 2x blocking for nailing the plywood edges should be provided within 48"of outside corners. The plywood should be fastened to the sills, rim joist and the wall studs with 8d nails spaced and staggered at no more than 4"apart around the edges and no more than 12"apart in the field of the sheet. The plywood used on the garage door wall shall be oriented vertically spanning from the sill plate to the top plate of the wall on both the inside and outside of the garage door wall. The garage door walls plywood shall be fastened to the sills, rim joist and the wall studs on both sides with 8d nails spaced and staggered at no more than 4"apart around the edges and no more than 12" apart in the field of the sheet. The construction of the porches, are of similar construction and design to the main structures. The porches are open-sided wood structures that are attached to, and supported by,the main house and garage along one side. The porches shall be supported at the outer edge by structural wood columns which are supported on a series of concrete pier/footings. These pier footings should consist of`Bigfoot"bell footings or spread footings cast at or below frost depth that support 10"or 12"diameter"Sonotube"piers. The 6x6 pressure treated posts from the porch shall be connected to the piers and beams through the use of manufactured connectors. The connection between wood columns and the pier/footings are a critical component of the overall porches design. The connecting of the posts to the piers where the superstructure is open and lightly framed I recommend (1) Simpson ABU66 per post, secured to the posts and anchored to the piers following all manufactures connection specifications. The framing connection between the porch and deck posts and the beam assemblies should be reinforced with Simpson BCS Series column caps one per post to beam connection. The joists of the deck shall be attached to the structure with joist hangers and a ledger board. The ledger board shall be attached to the framing members of the main structure using(2) 1/4"x 2-1/2"lag bolts and washers per stud. The deck joists shall be attached to the ledger board using the appropriate sized joist hangers and following all manufactures specifications for nailing requirements. The garage porch's beam to joist connection should be reinforced with(1) Simpson H I Z per joist connecting the joists to the porch beam. At the porch the beam to rafter connection should be reinforced with Simpson H2.5 rafter clips. The balance of the porch and deck framing can be of ordinary materials and methods. The balance of the proposed framing scheme is consistent with the requirements of the Building Code, and if constructed as specified herein, consistent with the plans, and according to good construction practice,this residential building envelope, will meet the structural requirements of the Massachusetts State Building Code, Seventh Edition. On Thursday, July 30, 2009 I visited the site to conduct a walk- through inspection. During the walk through inspection, I evaluated the overall framing of the structure as well as the connection methods and materials used to secure the structure to its permanent foundation. At the time of the inspection the interior partition walls were framed, and the exterior envelope had been completed. The sill plates of the structure have been properly secured to the foundation using the !' appropriate size and spacing of the anchor bolts and late washers. The sp acing pacing of the anchor bolts can sufficiently secure a structure of this size and in this particular location to its permanent foundation. y. The solid blocking located in the outside corners of the structure has been installed. This blocking is a critical component of the overall design, and the use of it ties sheets of the plywood together as well as adds addition lateral support at the corners of the structure. At the time of the inspection the roof assembly of the structure had been completed, including the application of the shingles. The roof framing has been properly blocked and is adequately secured to the structures walls and framing members, effectively tying the roofs stem down to the sills h Y and foundation of the structure. p h. R In my opinion, the combination of ordinary construction techniques, conventional j construction materials, and the use of the specified mechanical connecters is consistent with the design requirements of the ASAP Engineering report dated September 15, 2008, and the referenced structure has been constructed, consistent with the design intent, and according to good construction practice.
