The ties are adequately fastened. 2. Loft Floor Framing: The 2nd Floor Loft stractaral steel spiral stair with welded steel platform will support one foil cud of the loft wood framing at the bump-out Structural loads will be checked upon stair shop drawing submittal. The opposite site of the loft bump-out framing, supported on the cantilever end of a(2)1.75"x11,875"L.V.L_, measuring 6.5'backspan with 3.2'cantilever,is adequate for the intended loads. 3. DEFINITION OF HOMEOWNER Persons)who owns a parcel of land on which he/she resides or intends to reside,on which there is, or is intended to be, a one or two-family dwelling, attached or detached structures accessory to such use and/or farm structures. A person who constructs more-than one home in a two-year period shall not be considered a homeowner. Such"homeowner"shall submit to the Building Official on a form acceptable to the Building Official, that he/she shall be responsible for all such work performed under the building permit. (Section 109.1.1) The undersigned"homeowner"assumes responsibility for compliance with the State Building Code and other applicable codes, bylaws, rules and regulations. The undersigned"homeowner"certifies that he/she understands the Town of Barnstable Building Department minimum inspection procedures and requirements and that he/she will comply with said procedures and requirements. Signature of Hom wner Approval of Building Official Note: Three-family dwellings containing 35,000 cubic feet or larger will be required to comply with the State Building Code Section 127.0 Construction Control. HOMEOWNER'S EXEMPTION The Code states that: "Any homeowner performing work for which a building permit is required shall be exempt from the provisions of this section(Section 109.1.1-Licensing of construction Supervisors);provided that if the homeowner engages a person(s)for hire to do such work, that such Homeowner shall act as supervisor." Many homeowners who use this exemption are unaware that they are assuming the responsibilities of a supervisor(see Appendix Q.Rules&Regulations for Licensing Construction Supervisors,Section 2.15) This lack of awareness often results in serious problems, particularly when the homeowner hires unlicensed persons. In this case, our Board cannot proceed against the unlicensed person as it would with a licensed-Supervisor. The homeowner acting as Supervisor is ultimately responsible. To ensure that the homeowner is fully aware of his/her responsibilities, many communities require,as part of the permit application, that the homeowner certify that he/she understands the responsibilities of a Supervisor. On the last page of this issue is a form currently used by several towns. Existing Tube Steel Column support at 1st Floor Framing Level: Presently the steel baseplate is unfastened. The full baseplate length requires solid wood blocking, and lag screws,a minimum of 8" into the existing L.V.L. blocking, diameter to match plate hole diameter,as engineered by others. 4. Basement Steel Lally Columns: The existing lally column cap.plates require removal and replacement with plates the full width of the wood beam carried. Steel plate thickness required is 1/4"minimum. 5. Center Stair from First Floor to Basement:_ The intersecting L.V.L,beams require solid studs at their intersection, matching full beam width. 6. Simpson Hardware: Fill all nail holes with nail size as specified in.manufacturer catalogue., 7. Living Room header at perpendicular wall: Note that the existing 3-2x10 slider header, has a point load 16" from one end,due to the upper L.V.L. in the longitudinal wall. As discussed, infill this 16"distance with vertical studs to provide adequate load transfer. We discussed the possibility of a steel Juliet balcony at this location,to be manufactured by All Cape Welders, with load transfer to solid studs in this exterior 2x6 wall. 10. Spiral Stair Base Plate: As discussed, the spiral stair base is on the first floor wood framing, therefore,we will provide a steel column with a cap plate of same dimensions underneath the 1st floor plywood. The bolt holes will match up,so thru-bolting may be provided. The column will be 3-1/2"diameter ASTM A36 pipe steel, with an enlarged baseplate to transfer load to the existing slab without punching thru. We will determine the plate dimensions after receipt of shop drawings. This plate will be placed on roughened concrete floor slab, with a larger diameter steel rim to set the column into. We noted that a new footing is not possible due to the completion of the internal floor heating system. Should you have any questions on any of the above, please do not hesitate to call. Please call for final review of the above corrected conditions in the field for final observation. Gra is . Dear Bill, I wanted to follow up with our phone conversation today by sending you this letter highlighting my involvement on the Greenwald residence under construction on Kehtean Drive. I understand that you have halted construction due to deviations from the plans. As the Architect,I was contracted to design the residence. That obligation was completed upon delivery of the drawings, specifications, and instructions to bidders January 20,2003. Construction Administration services were offered as an additional service and declined. Against my recommendation,Herb Greenwald has decided to be his own General Contractor. It was also my understanding that he had decided to have the home constructed using a panelized system. This would have normally entailed detailed and engineered shop drawings. Because this was not provided and the structure is complicated,I had recommended that he hire a Structural Engineer to Antonino Donato,AIA produce these drawings. A compromise was made to have an engineer review but not certify the 90 Quincy Shore Drive architectural plans. Suite 302 Quincy It has recently come to attention that man modifications including structural were made during Massachusetts Y Y Y g g 02171 construction. As the Owner and General Contractor,Herb has the right to change anything he sees P. 617.773.3632 fit as long as he is within the guidelines of the Massachusetts Building Code and has satisfied the c. 617.501.0631 local inspector. I would like to note that I,as the Architect, did not approve nor was I in any way involved with any changes. I appreciate your time on this matter and please feel free to contact me if you have any questions.
