FACTS and DECISION
PetitionerNeil L. Ringler & Sara D. Ringler filed petition onAugust 18 19 80 ,
requesting a variance-permit for premises at 2260 Route 6A (Main St.) r in the village
of. Barnstable , adjoining premises of (see attached list)

for the purpose of Change of existing non-conforming use from printing and book
binding to dental office.
Locus is presently zoned in Residence F-2
Notice of this hearing was given by mail, postage prepaid, to all persons deemed affected and

by publishing in Barnstable Patriot newspaper published in Town of Barnstable a copy of
which is attached to the record of these proceedings filed with Town Clerk.
A public hearing by the Board of Appeals of the Town of Barnstable was held at the Town
Office Building, Hyannis, Mass., at 7:45 XJX P.M September 4 1980 ,
upon said petition under zoning by-laws.
Present at the hearing were the following members: .

On October 9 19 80 , The Board of Appeals found'
Atty. Frank E. Green represented the petitioners who wish to establish a dental
office at 2260 Route 6A (Main St.) , in the village of Barnstable. Prior use of
this property was for a small manufacturing use by Crane Duplicating Company and
a special permit is required for the change of a non-conforming use under Sec. P.
A (4) of the zoning by-laws. There have been varied commercial uses at this location
since 1919 and Atty. Green said the proposed use pou1d be no more detrimental than
the existing use or prior uses at this property. There now exists a purchase and
sales agreement between William Durrell and the petitioners. The entire building
would be utilized for the dental office operation and parking for 14 vehicles, on-site
can be provided. The petitioners would employ about seven persons. A handicapped
ramp will be constructed in a suitable area. Board members requested a sketch show-
ing the exact location of the handicapped ramp, the on-site parking, and a copy of
the purchase and sales agreement. No one spoke in favor of the petition and Helen
Wirtanen asked to be recorded as concerned with the "in and out" traffic that will
be generated by the _proposed use since this property is close to an elementary school.
In addition, Mrs. Wirtanen asked that paving be done with pervious material only. The
Board took the matter under advisement.
The Board voted unanimously to grant the applicant a special permit under Sec. P.
A (4) of the zoning by-laws to change a non-conforming printing and book-binding use
to dental office use. The Board found that the proposed use would be no more detrimental
than the existing use and would be in keeping with the spirit and intent of the zoning
by-laws. This special permit is subject to the following conditions:
1. The parking area and driveway providing access to the
building for the;=handicapped shall be paved with asphalt.
2, The only activity permitted in this building shall be
dentistry or its related application.
