leakage must be sealed.
[ ] When installed in the building envelope, recessed lighting fixtures
shall meet one of the following requirements:
1. Type IC rated, manufactured with no penetrations between the inside of the recessed fixture
and ceiling cavity and sealed or gasketed to prevent air leakage into the unconditioned space.
2. Type IC rated,in accordance with Standard ASTM E 283,with no more than 2.0 cfm(0.944

specified in Sections 780CMR 1310 and J4.4.
Circulating Hot Water Systems:
[ ] Insulate circulating hot water pipes to the levels in Table 1.
Swimming Pools:
[ ] All heated swimming pools must have an on/off heater switch and require a cover unless over 20%
of the heating energy is from non-depletable sources. Pool pumps require a time clock.

Being Lots 87 and 89 Shown on Land Court Plan 17933A, Sheet 2,
Also, being parcel 009/Assessors Map 319
Dear Mr. Perry
I have performed title research on the above-referenced lots and on
their abutting lots being lots 85, 86 88, 90 and 91 shown on Land
Court Plan 17933A, Sheet 2 .
I am attaching a copy of the Land Court Plan in question. I am also
attaching a copy of the deed of locus into the present owners, Keith
T. Cullinan and Joanne M. Cullinan.
I am also attaching copies of the present deeds of the abutting lots
into their present owners . Lot 191, Plan 17933G is Lot 86 plus a
portion of Lot 88 . Lot 176, Plan 17933-B is the remainder of Lot 88 .
Locus was a buildable lot on February 28, 1985, when the Town of
Barnstable increased the minimum lot size in the RB Zoning District
from ten thousand (10, 000) square feet to one (1) acre.
Locus has remained in separate ownership from any adjoining lots
since at least February 28, 1985 .
The following is a history of all of the lots in question:
1 . Locus, being lots 87 and 89, Land Court Plan 17933A was owned by
Luigi Napoleone on March 25, 1955. Luigi Napoleone deeds lots 87 and
89 to Joseph and Theresa Napoleone on June 22, 1994 . Joseph
Tom Perry, Building Commissioner January 5, 2004
Page 2 of 2
Napoleone dies August 9, 1996 with his remaining interest being
vested in Theresa Napoleone. Theresa Napoleone deeds locus to Keith
A. and Joanne Cullinan, present owners, by deed dated May 22, 2002 .
2 . Lot 85, Plan 17933A was owned by Joseph and Helen Wright on
December 18, 1970 . Lot 85 is deeded to the present owner, Glenn A.
Wright, on October 7, 1991 with a Life Estate reserved by Joseph A.
Wright and Helen J. Wright.
3. Lot 91, Plan 17933A was owned by Evelyn and Galiano Melchiorri on
August 6, 1963 . They deeded the property to the Melchiorri Family
Nominee Trust on June 18, 2003 . Lot 91 was deeded to the present
owners Evelyn and Wayne Bassett on November 3, 2003 .
4 . Lot 88 is subdivided in 1951 into Lots 175 and 176, Land Court
Plan 17933D, see plan enclosed.
5. Lot 176 Land Court Plan 17933D (being a portion of Lot 88 Land
Court Plan 17933A) and Lot 90 were owned by Robert and Pauline
Coutter on July 26, 1987 . These lots were sold to August and Ellen
M. Gruhn on July 17, 1987 . These lots were sold to the present owner
Martha E. Gruhn on May 18, 1998 .
6. Lot 86, Land Court Plan 17933A and the remaining portion of Lot
88 shown on the same plan merge and become Lot 191 Land Court Plan
17933G, said plan being dated April, 1969. This property was deeded
into William and Leslie Manferdonia on December 19, 1974 and they
continue to be the present owners .
I believe that this will be all the information you require. Please
call me otherwise. Thank you for your anticipated cooperation.
Very truly yours,
