Based on our review of the design,the description of the site, and the description of the failure, we have concluded that repair of the foundation will not provide a stable and sound structure. The design of the foundation was not suitable for the site soils, which consist of a silty loam. In order for this structure to perform in the manner to support the construction of a pool, we recommend that the existing foundation be removed and an engineered foundation including footings and a designed steel reinforcement mat be constructed in its place. Further more, the pool and its equipment are in jeopardy of voided warranties if pool is not paid in full I will be happy to extend the heater offer to you for a one year period. Hopefully this will be enough time for you to comfortably decide wether to exercise your option or not. In answering your question in regards to the undermining of soil below the deck, it is imperative that landscaping of some degree be installed pronto! With out any form of landscaping (Le. sod, mulch, stone, shrub ecl.) The undermining will continue every time it rains. My suggestion would be to pack some 3/4" stone or sand under the deck where the wash away has occurred Once you pack the areas under the deck and complete your landscaping, erosion will not continue to occur. Please let me know what you would like to do about the heater option and please submit final balance to assure continued service and warranties. Lastly, the winterization program began last week.
