DEFINITION OF HOMEOWNER Person(s)who owns a parcel of land on'which he/she resides or intends to reside, on which there is, or is intended to- be, a one or two-family dwelling, attached or detached structures accessory to such use and/or farm structures. A person who constructs more than one home in a two-year period shall not be considered a homeowner. Such "homeowner" shall submit to the Building Official on a form acceptable to the Building Official, that he/she shall be responsible for all such work performed under the building permit. Marshall Works Archi-Tech Associates, Inc. 6 School Street Cotuit, MA 02635 Re: Design Review of Primary Framing Elements for Proposed Bernstein Cabana Located at 68 Rue Michele, Cummaquid,MA Mr. Works: You asked me to review the primary framing elements required to complete the construction of the cabana building with respect to their conformance with the Building Code. You have provided me with architectural plans for the project prepared by your office, Sheet A-15, dated April 2, 2008. The basic snow load for design purposes is 35 pounds per square foot. The design wind speed is 120 miles per hour. The Revised Building Code requires the application of larger lateral loads due to increase wind speed values and greater consideration of the connection between the wood superstructure and the foundation of permanent structures. The home is located more than 1,500 feet from the coastline in Wind Exposure Zone B. The cabana is a small, single-story, free-standing outbuilding measuring 14' by 16'. It is conventionally framed with ordinary dimensional lumber products. The proposed framing consists of 2x10 rafters and joists, 2x4 exterior and interior stud wall assemblies, %2" CDX plywood wall sheathing and 5/8"CDX roof sheathing. A portion of the structure is framed with a vaulted ceiling assembly that is tied together at the plate height by two 4x8"bolted fir beams. The cabana is constructed upon a conventional 8"thick concrete perimeter foundation wall with 12"x 24" strip footing. The fastening of the wall plate to the foundation is an important element in the overall building design. For the size, geometry and location of this structure, I recommend that you utilize 5/8"diameter by 12"long galvanized steel anchor bolts with 30"plate washers to fasten the double (2) 2x6 pressure treated sill to the top of the foundation wall. These anchors should be placed at maximum spacing of 4 feet along the walls,but no more that 12"from the outside corners. The sheathing should be nailed to the sills,plates, studs, and rim joists with 8d ring shank nails at 6"at the perimeter and 6" in the field. The plywood should be applied horizontally with vertical joints offset and minimum of 32"between lifts. Horizontal blocking for nailing the plywood edges should be provided within 48"of outside corners. The roof assembly bears upon the wall top plate. I recommend that you install Simpson H2.5 hurricane strap anchors at each rafter to plate connection to resist uplift forces on the roof assembly. The roof shingle system applied to the sheathing must meet the wind velocity specification for the 120 mph zone. The rafters may be toe-nailed into the ridge. beam, but additional fastening is required at the ridge. You may either fasten the opposing rafters together by applying a Simpson LSTA strap across the top of the ridge beam, or by installing a 2x6 ridge lock block across the rafters immediately below the ridge and fastening them to the rafters with a minimum of six (6) 1 Od ring shank nails. Special care should be taken with respect to edge—nailing the roof sheathing at the gable end walls of the building. The balance of the cabana construction can be of conventional materials and methods. If constructed as specified herein,consistent with the plans, and according to good construction practice,the cabana building framing system,will meet the structural requirements of the Massachusetts State Building Code, Seventh Edition. A person who constructs more than one home in a two-year period shall not be considered a homeowner. In this case,our Board cannot proceed against the unlicensed person as it would with a licensed Supervisor. The homeowner acting as Supervisor is ultimately responsible. To ensure that the homeowner is fully aware of his/her responsibilities,many communities require,as part of the permit application, that the homeowner certify that he/she understands the responsibilities of a Supervisor. You have provided me with architectural plans for the project prepared by your office, Sheets A-1 through A-14, dated February, 2008. The home is a traditional rambling Cape Cod-style Gambrel/Cottage. It is a one-and-one- half story building with an attached three-car garage with a bedroom above. It is laid out in an efficient plan from a structural point of view, providing appropriate exterior wall area for sheathing components that resist lateral loads, and interior bearing lines to maintain reasonable joist and rafter spans. The basic snow load for design purposes is 35 pounds per square foot. The design wind speed is 120 miles per hour. The Revised Building Code requires the application of larger lateral loads due to increase wind speed values and greater consideration of the connection between the wood superstructure and the foundation of permanent structures. The home is located more than 1,500 feet from the coastline in Wind Exposure Zone B. The proposed framing of the main house components consists engineered wood"I"joists and a mix of LVL and steel primary beams at the first floor, second floor, and ceiling/roof framing levels. The main roof consists of ordinary dimensional lumber supported by LVL beams and valley rafters. Point loads are accommodated by beams and headers at the second floor ceiling level and second floor framing level, as well as full height structural columns. The floor framing at both the first and second floor levels consists of 11 7/8"Engineered wood"I"joists supported on the primary bearing lines by a combination of steel and LVL headers and beams. The exterior walls of the home are framed with 2x6 stud assemblies. The balance of the stud wall and incidental framing consists of conventional 2x4 and 2x6 stud wall assemblies. The main house frame is constructed upon a conventional 10"thick concrete perimeter foundation wall with 12" x 24" strip footing. The fastening of the wall plate to the foundation is an important element in the overall building design. For the size, geometry and location of this structure, I recommend that you utilize 5/8"diameter by 12"long galvanized steel anchor bolts with 30"plate washers to fasten the double (2)2x6 pressure treated sill to the top of the foundation wall. These anchors should be placed at maximum spacing of 4 feet along the walls,but no more that 2' from any inside or outside corner. You should utilize the same detail at the garage area walls,with the exception of the wall with the overhead door openings,which has large open areas and limited inherent value as a shear wall. For single story garages such as this, I recommend that you install 5/8"diameter by 12"long galvanized anchor bolts with 30"plate washers to fasten the double(2)2x6 pressure treated sill. The short wall segments on each side of, and between,the overhead doors should each have two,equally spaced anchors. Additionally, I recommend that you add a layer of 1/4"CDX plywood, oriented vertically,to the inside of the overhear door wall. The plywood should be fastened to both sills and the wall studs with 8d ring shank nails spaced at no more than 6"apart. The connection of the exterior wall assemblies from the second floor platform down to the double 2x6 sill can be accomplished efficiently in this structure utilizing ordinary construction techniques. I recommend that you utilize 5/8 CDX plywood sheathing for the exterior walls typically. The sheathing should be nailed to the sills,plates, studs,and rim joists with 8d ring shank nails at 6"at the perimeter and 8"in the field. The plywood should be applied horizontally with vertical joints offset and minimum of 32"between lifts. Horizontal blocking for nailing the plywood edges should be provided within 48"of outside corners on the main house,ells, and garage. The roof assembly bears upon the platform frame of the second floor, and the second floor walls at the gables. I recommend that you install Simpson H2.5 hurricane strap anchors at each rafter to plate connection to resist uplift forces on the roof assembly. The roof assembly itself should consist of 2x10 rafters with 5/8" CDX sheathing. The roof shingle system applied to the sheathing must meet the wind velocity specification for the 120 mph zone. The rafters may be toe-nailed into the ridge beam, but additional fastening is required at the ridge. You may either fasten the opposing rafters together by applying a Simpson LSTA strap across the top of the ridge beam,or by installing a 2x6 ridge lock block across the rafters immediately below the ridge and fastening them to the rafters with a minimum of six (6) 1 Od ring shank nails. Similar details should be employed for the roof construction of the garage. Special care should be taken with respect to edge— nailing the roof sheathing at the gable end walls of the home. The balance of the main house and garage construction can be of conventional materials and methods. by The attached porches are of similar design to the main house. They are conventionally- framed, open-sided wood structures that are attached to, and supported by,the main house along one side. They are typically supported at the outer edge by decorative/ structural wood columns on a continuous foundation wall and footing. The pressure treated posts from the porch or deck framing are directly supported by the foundation wall below. The connection of these elements is a critical component of the overall design. Simpson Strong-Tie Co., Inc. makes a variety of products that can effectively make this connection. For this application,where the superstructure is open and lightly framed,the most efficient connector can be either a PB44 or a PP46. These are 12 gage steel post base anchors that are cast directly into the top surface of the concrete wall. When properly installed they can resist 1365 pounds of uplift force and up to 1325 pounds of lateral force. They also provide for a 1" standoff between the concrete and the bottom of the wood post. The framing connection between the porch posts and the porch roof assemblies should be reinforced with Simpson BCS Series column caps and Simpson H1 rafter clips. Where the porch beam is a steel beam,the beam should be lagged to the posts with two (2) %2" galvanized lag bolts per connection. The rafter/ceiling joists of the porches should be fastened to the perimeter support beams utilizing Simpson H2 ties. The balance of the porch and deck framing can be of ordinary materials and methods. The framing scheme shown on the framing plans is consistent with the requirements of the Code and good engineering practice. The member sizes and orientations shown for AJS joists, LVL beams and headers are consistent with the manufacturer's design criteria. There are many steel beams and columns that form the primary beam system of the home. The beam and column sizes indicated on the plans are appropriate for the imposed P loads and spans shown. The steel beams should be manufactured from ASTM A992 (Grade 50) steel. The beams must be rigidly attached to the wood floor framing above. This can be accomplished by attaching a continuous 2x8 wood nailer to the top flange of the beams with %2"bolts at 24"on center, staggered side to side, and toe-nailing the floor joists to the nailer. In flush-framed applications continuous wood blocking should be through-bolted to each side of the beam web with %2"bolts at 16"on center, staggered top and bottom, and steel hangers utilized to fasten the joists to the blocking. The beam to wood post connections should be fastened with two (2) 3/8"lag bolts. Steel beam to steel column connections should be welded, or field bolted. Steel columns should be manufactured from ASTM A500 Grade B steel HSS sections. All steel columns should minimum '/z"thick steel cap and base plates and should have four anchor bolts per base plate at the foundation. Due the quantity and complexity of steel supports, I recommend that shop drawings be submitted by the steel supplier for review and approval by this office.
