Dear Conservation Commission of Hyannis,
I am writing to express my opposition to the proposed construction of a single family home at 417
Scudder Avenue (Map 288, Parcel 222) within the 100' buffer of bordering vegetated land associated
with the School House Pond.
I am concerned that the construction of this home would have a negative impact on the delicate
ecosystem surrounding the pond. The location of the proposed home is in close proximity to a large
amount of groundwater, which could lead to erosion and instability of the terrain. I am enclosing a map
with an estimate of the extension of the groundwater that covers all the lot of interest, this estimate
was provided to me in Jan 2021 by Jonathan Tyler from Remodeling Associate, who conducted some
work on our property basement. He used the map to demonstrate the vulnerable location of our
property, situated close to a large body of groundwater.
As a resident living close to the lot, I can attest to the fact that our basement is already prone to
flooding due to the high water level in the area. The proposed construction would only exacerbate this
issue, potentially causing damage to our property and others in the neighborhood.
Furthermore, the construction would require the cutting of numerous trees and bushes, which play a
crucial role in preventing erosion and maintaining the natural balance of the area. The loss of these
trees and bushes would have a detrimental effect on the pond and the surrounding ecosystem.
I strongly urge the Conservation Commission of Hyannis to deny the proposal for the construction of
this home in order to protect the delicate ecosystem surrounding the School House Pond.
