A public hearing before the Zoning Board of Appeals was duly advertised and notice sent to all abutters in accordance with MGL Chapter 40A. The hearing was opened October 5,2011 at which time the Board found to grant Special Permit 2011- 047(Parts A-C)subject to conditions. Board Members deciding this appeal were Board Chair Laura F.Shufelt,William H. Newton, Craig G. Larson,and Alex M. Rodolakis. ' Attorney Michael D.Ford was present to represent the Petitioner. Also present was William Daley from Balise,Matthew Eddy from Baxter Nye Engineering, and Michael Ciolek from Associated Builders. Attorney Ford provided the Board with an overview of the work that has been completed on the subject property and the special permit requests. He outlined the redevelopment plan,including expansion of the building,addition of landscaped area and closure of a curb cut on Route 28. Attorney Ford provided a draft 81 X plan that would serve to combine the lots. There was discussion about parking along Corporation Street,the height of the building,and the Site Plan Review comment requesting a five foot sidewalk easement along Route 28. Public comment was requested and Rick Fleming,owner of Anchor Auto Body, Inc.at 83 Corporation Street addressed the Board. Mr. Fleming asked about keeping Corporation Road open and accessible during construction,as not to limit ' access to his business. The Board discussed the planned improvement of Corporation Street and the Bearse's Way/Falmouth Road intersection by the Town.
