Carlton. The property has frontage on two(2) roads with legal access from Falmouth Road (Route 28). My purpose in writing you is to request a determination that this property is a separate buildable lot for a single family residence. Locus is abutted by three properties—950 Falmouth Road, 970 Falmouth Road and 20 Captain Ellis Lane. 950 Falmouth Road This property is serviced by Old Strawberry Hill Road, a dirt road which separates this property from 942 Falmouth Road, also owned by John T. Carlton. This property was improved by a single family residence in 1965. It has been held in ownership distinct from locus since 1963 and has been owned by the Barnstable Housing Authority since 1980. 970 Falmouth Road This property is access by Falmouth Road and has been improved with a single family residence since 1970. It has been held in ownership distinct from locus since 1999. f � Y 20 Captain Ellis Lane This property was improved by a single family residence in 1953 and title has been held in the name of owners distinct from that of locus since 1958. Locus consists of.79 acres and has been improved for over 60 years by a series of farm stands,pig sties, pony rings,paddocks and barns - principal structures that have housed horses, donkeys, pigs and have been used as principal structures for operation of Ellis Farm and the Cape Cod Rough Riders, horse back riding lessons, and many other units.. The existence of the principal structures on locus at a time when the property was large enough to be separately buildable effectively grandfathered the buildability of 954 Falmouth Road, Hyannis.
