I have had two discussions with Mrs. Murphy regarding the improvements that we are pursuing. We plan to have our employees park on the property in order to expand our Yellow Brick Road on-site patient parking capacity. The driveway which we share with Mrs. Murphy is a true -"shared"driveway - the property line bisecting the driveway itself. Because of the changes that we are pursuing in the back yard, I have informed her that we will be more than willing to put up a suitable barrier, most likely a fence, though a natural barrier could also be entertained such as a row of evergreen. If need arises to redo the driveway, we have also offered to redo hers. The only "drive through" potential which we would anticipate is for the physicians .to obtain better access to the hospital thus avoiding Main Street which often delays our ability to get to the hospital in a timely fashion. In no way and at no time do we anticipate the driveway to become a through access for anyone but the physicians or staff in an emergent situation. This will be well posted and strictly enforced. I hope this addresses your questions and concerns. I might add that in all of my dealings with Mrs. Murphy the conversations have been pleasant, polite and in no way antagonistic or adversarial. She has been very pleasant, and cooperative. A wider entrance island left a remnant of 5.5' instead of the 9' required for a legal parking space. 3) One less space that:the plan indicates was constructed in the bank of parking North of#14 Yellow Brick Road.This allowed a wider landscaped island for the existing 20"Maple. 4) The gravel employee parking lot at#50 Parkway Place was constructed for five spaces instead of six,allowing for additional Landscaped areas on each end of the lot. 5) The bank of paved and gravel parking along the south end of the site follows the line of the old existing parking.rather than being constructed as shown on the plan. This change adds around 758 sf of impervious area to the site bringing the total coverage to 58.6%, but this is still less than the pre-existing condition of 59.5% impervious coverage. 6) A handicap accessible space was added to the southeast corner of414 Yellow Brick Road building in the wider isle created by the above change. 7) The street trees along Bay View Street were placed at 45' on center, not 30' on center. (2 trees less Char.the plan in the island between the curb ruts on Bay View Street). It should be noted that the roadway areas have had a sprinkler system installed at the owners expense and the overall landscaping at the site appears well donor.
