Waste vegetable oil is a class III-B combustible liquid that requires a permit from the FD and
possibly a license from the Town depending upon the quantity stored, as well as building code
compliance if it is stored inside a structure.

Jeremy of the Forest Keepers informs me that he is storing barrels of vegetable waste oil in the
rear portion of 21/27 Medeiros Way behind Gol's. Obviously, the barrels are not labeled
accordingly or at least appropriately enough to alleviate fear of possible haz mat issues. As this
property is in the MS district(also in the zone of contribution) is relief necessary for this use? I
do not believe that Mr. Wright's use (marine repair, etc in the front of the building known as
21)was legally established in the early 1990's either. I am unable to definitively determine if
any other use is occurring in the front or rear at#27. I'm hearing that there might be body work
or automotive repair going on at night& on week-ends at#27. Please advise.

• Also, 2 barrels outside and a large convert oil tank .
• Returned on 7/28/08 with Lt. Eric Hubler&Paul Roma.
• Determined 28 barrels were inside trailer.
• Found white van with seats removed parked in front of bay door.
• Upon departure we noticed a pick up truck in front of#21.
• No response to knock.
• A gentleman pulled up in another pick up and noted that if the door was locked
"Skinny"was not likely there.
• We left and drove around to East Main and down Cedar and returned again.
• The visiting pick up truck was pulled up beyond the visual scope from the
entrance.
• I heard men talking and knocked on the door.
• "Skinny"Wright answered and we discussed the zoning situation and the rear
unit.
• He walked around back with me and explained that Jeremy from the Common
Ground stores his equipment and vegetable oil here.
• Later, Jeremy called me and confirmed that he uses the waste oil to heat the
compound.
• Barnstable Haz Mat will confirm the contents are request proper labeling on
trailer in order to alleviate future concern should anyone else inquire.

A recent inspection of the aforementioned premises found evidence of a tenant fit—out in
progress in the rear portion of the aforementioned building (#27). It is apparent that the
intention is to install a separate automotive repair facility in this area. This use and any
proposed use involving hazardous materials is not permissible under the current zoning
restrictions of the Medical Services and Water Overlay Districts.
Please accept this letter as,official notice of such and refer to our Zoning Code Chapter
240 Sections 24.2-4 and 35 for specific information on allowed and prohibited uses.

Dear Robin,
I am in receipt of your letter dated December 10, 2007 regarding my property in Hyannis
that states your opinion as to the use of the property and its current"tenant fit-out."
P11 begin by stating that I have been the owner/operator of this property for fourteen
years. My principle business over this time has been marine.and auto restorations. I
bought the property from Hyannis Sheet Metals Company who had owned the property
for more than twenty years. The property was ideal for me as it had separate areas to work
in. The front portion of the building has always been used as a mechanical/fabrication
area and the rear section has two areas separate from one another. The first area was
designated as a prep station and the second room is a paint room. This has always been
the layout of the building.
The "tenant fit-out" as you state in your letter consists of cleaning up the rear section of
the building to include the removal of three small closets and replace with one large
closet. These walls were free standing and non-structural and are in the exact place of the
original closet. The rest of the"fit-out"consists of wall patching.and paint.
The current zoning restrictions do not apply as I have been doing business at this address
long before the new zoning came into effect.
The stop work order posted on the building is prohibiting me from earning a living and I
will need to have it removed as soon as possible. Please call me directly at 508-790-3900
so that we may resolve these issues.
