Proposal: Construction of 18 unit multi-family housing in a 3-story building, six 2-bedroom
apartments per level,three levels and basement.
Dear Mr. Bornstein:
Please be advised that the Building Commissioner, Tom Perry, has issued an administrative
approval subject to the following:
• All construction shall be in compliance with the approved plan entitled, "Site Plan of f� y
Land in Hyannis, MA", prepared for.Gladstone Limited Partnership, 32 Pleasant Hill o�
Road, Hyannis, MA and consisting of six sheets, stamped and signed on 08/08/06 by �p
Daniel A. Ojala, Prof. Land Surveyor and Prof. Engineer of Down Cape Engineering,
Yarmouthport, MA and dated 11/30/05, revised 5/10/06 for septic and final revision per
site plan review comments on August 8, 2006.
• A road detail plan as to construction will need to be provided.
• Applicant must obtain all other applicable permits, licenses and approvals required.
9 Upon completion of all work, a registered engineer or land surveyor shall submit a letter
of certification, made upon knowledge and belief in accordance with professional
standards that all work has been done in substantial compliance with the approved site
plan(Zoning Section 240-104 (G). This document shall be submitted prior to the
issuance of the final certificate of occupancy.

The Conservation Commission issued an Order of Conditions :o Gladstone Lizazited
Partners-hip, dated March.3,2006, approving the construction<if a multi-family
residential building with appurtenances at 32 Pleasant Hill L ar.e. The approval was
conditioned upon receipt of revised platys showing: t
1. The retaining wall being moved one foot further from toe wetlara.d to provide a
greater width between the exacttue and the work limit.ine.
2. A fence along the edge of the parking area at the sou;hl;esterly property line.
3. ,A.note stating that the exterior 1iAting shall be srielde,:l from neighboring
properties.
A. A note stating that disturbed areas betweerx the work lii iit line and the retaining
walls shall.be planted with naturalizing shrub species,i a consultation with the
Conservation Administrator.
5. .A.note stating that a split rail fence or approved altenla.ive shall be installed and
maintained at the 50-foot work limit line, between tbl�r staining walls.
