RE: 540 Old Falmouth Road – Proposed Garage Plan
Continued from 2/14/23 and 2/28/23

Dear Members of the Commission:
Cape and Islands Engineering (CIE) hereby submits a revised Proposed Garage Plan with revision date of
3/1/2023 and this included summary of plan changes.
CIE received initial feedback from Conservation staff for the project which included questions and concerns
regarding mitigation calculations and existing conditions at the site during the week of February 13. A site visit
was performed between CIE and the conservation agent on February 24th to review on-site conditions and the
proposed project.
Plan revisions based on staff comments and the site visit are as follows:
1. Revised mitigation calculations to include 3:1 mitigation for added work in the 50-100’ buffer zone
2. Moved the garage addition further away from the resource areas
3. Added restoration shrubs in areas of understory un-permitted maintenance/cutting
4. Revised Mitigation planting areas
5. Added a visual barrier between mitigation and lawn areas (post and rail fence and boulder line)
