Dear Commissioners,
Please find attached a revised plan dated March 25, 2023, the previously approved
site plan dated 09/07/2021, the revised plan Form R, and fee associated with this request.
The project as approved was to relocate the existing dwelling with a proposed
garage addition and construction of pool and patio.
As outlined in the narrative with the Notice of Intent, the existing dwelling was
relocated approximately 15’ landward and 30’ to the west. Relocating the dwelling meet
the owners pool desires, results in increased separation to the Coastal Bank, a reduction in
hardscape within the 50’ buffer, and room to provide the mitigation for modest increase in
hardscape within the 50-100’ buffer while maintaining a yard around the dwelling.
Construction is near completion, and final landscaping and mitigation is planned
for this spring.
The revised site plan is seeking to incorporate a spa and fire pit in the pool area.
The required mitigation associated with this additional hardscape has been
provided, and the project still results in a reduction of hardscape within the 50’ buffer.
