Below are several of the improvement areas which will result from the project: Starting with the impervious coverage: The existing site is nearly entirely impervious at 98.49% (56,960 square feet). The new proposed dealership will be 84.74%o impervious (46,430 square feet), an improvement of 13.75%from what currently exists. I azardous materials: This number will also be improved with at least a 10% reduction in materials stored on the site at present. This does not include the 20 Racks which were recently removed at 5 gallons each,nor does this number include the fluids from the 15 lifts at 15 gallons each,fora total of 235 gallons of additional hazardous materials. The new lifts wilt be Smart Lifts (which use bio fluid). 1 have also attached a copy of the proposed lilt information for your reference. The end result will be a clear reduction in hazardous materials stored on the site. In addition, all new state of the art technology will be implemented. Building Footprint/Setbacks The existing building footprint at the site is approximately 16,900 sq ft. This will also be reduced by approximately (1,400 sq ft)down to 15,493 sq ft. By reducing the building footprint and relocating it on the site, the building was able to be pulled back.an additional 10 feet from the Route 28 setback to (30 feet) where only a(20 foot)setback currently exists. In addition, all other setbacks will be improved from what currently exist at the site. Curb Cuts "rhe site is currently has 4 curb cuts. Two on Falmouth Road (RTE 28)and two on Bearse Road. Falmouth Road: One of the curb cuts (most northerly on the plan at the corner before Bearse Road) will be closed. The other existing curb cut will remain as it currently exists today. Bearse Road: Bearse Road has two curb cuts,one of which is very large sparuling almost the entire length of the Bearse Road frontage.Both of these curb cuts will be closed off entirely. Below are several of the improvement areas which will result from the project; Startiniz with the impervious coverage: The existing site is nearly entirely impervious at 98.49% (56,960 square feet). The new proposed dealership will be 84.74% impervious(46,430 square feet), an improvement of 13.75% from what currently exists. Hazardous materials: This number will also be improved with at least a 10% reduction in materials stored on the site at present. This does not include the 20 Racks which were recently removed at 5 gallons each, nor does this number include the fluids .from the 15 lifts at 15 gallons each, fora total of 235 gallons of additional hazardous materials. The new lifts wilt be Smart Lifts (which use bio fluid). I have also attached a copy of the proposed lift information for your reference. The end result will be a clear reduction in hazardous materials stored on the site. In addition, all new state of the art technology will be implemented. Building Footprint I Setbacks The existing building footprint at the site is approximately 16,900 sq ft. This will also be reduced by approximately (1,400 sq ft) down to 15,493 sq ft. By reducing the building footprint and relocating it on the site, the building was able to be pulled back.an additional 10 feet from the Route 28 setback to (30 feet) where only a(20 foot)setback currently exists. In addition,all other setbacks will be improved from what currently exist at the site. Curb Cuts 'rhe site is currently has 4 curb cuts. Two on Falmouth Road (RTF 28)and two on Bearse Road. Falmouth Road: One of the curb cuts (most northerly on the plan at the corner before Bearse Road)will be closed. The other existing curb cut will remain as it currently exists today. Bearse Road: Bearse Road has two curb cuts, one of which is very large spanning almost the entire length of'the Bearse Road frontage.Both of these curb cuts will be closed off entirely. The end result will close three of the existing curb cuts on these two roads(one of which on Bearse Road is very large)and end up with only one curb cut on Falmouth Road (which already exists at the site).
