My purpose in writing you is to provide my legal opinion as to locus being a separate buildable lot for a single family residence. Locus is abutted by two.properties— 8 Vista Circle and 93 Hillside Drive. LOCUS = 6 Vista Circle Our locus is shown as a 17,998 square foot parcel being Lot 22 from a 1984 plan recorded at the Barnstable County Registry of Deeds in Book 386 Page 28. The property has been held in ownership distinct from any other abutting lots since at least 1988. At that time, the lot's buildability was protected by the 8-year protection period applicable under Chapter 40A Section 6. The applicable zoning as of the date of the subdivision was 15,000 square feet. There have been two (2) zoning changes since that date; the first in 1986 with a change requiring a lot size of 43,560 square feet. The second change occurred with the Resource Protection Overlay District in 2000 requiring 87,120 square feet. This lot has owned separately from the two abutting lots since 1988.
